In my renting experience I consider this one of the poorer times I have been a renter in a managed property.
To begin with the property was maintained minimally to merely gain rent. There were numerous issue that could potentially raise the rent substantially with little cost, as well as numerous issues we raised that could be fixed before they became a more costly problem. These were not attended to during my two year time in the place and from talking to neighbours none had been done in at least the 4 years before me apart from fixing gutters (which were only partially fixed).
Upon the ending of my tenancy (when they got a new manager who decided to notify the owner of possible fix ups and as a result raise my rent substantially). I had a 9 week wait for return of my bond (4 weeks for them to organise paperwork, primarily by me pestering them in the 4th week), and 5 weeks for them to transfer the money to my account (after I hassled them during the final week). I received no apology for this.
Both these issues show a lack of interest not just for the tenant but also the land owner. It appeared to me that the agent was merely interested in the money (of which i was always on time), and not the customers.
I have never had a problem with a rental agent until my experience with this one and would rate them lower but I would not want it to reflect on what might be good management in other areas of the business.
