Del Property Management has been negligent, incompetent, and dishonest when dealing with a bed bug infestation at Village by the Grange.

They allowed a unit in 80 St Patrick St to remain infested with bed bugs for over 1 year (despite doing biannual unit inspections), which spread to adjacent units through the vents and walls in June 2018. When multiple adjacent units reported bed bugs to property management, they told each resident that the incidents were isolated (not true) and their responsibility. After neglecting to take action for weeks, the bed bugs spread further and are now present on floors 2, 3, 4, 5, 6, 7, 8 and 9 within the building (11 storeys) as well as in the lobby, elevators, and basement laundry room.

Only after residents organized, began communicating and sharing their experiences has Del started to respond. They claim they are doing the best they can, but they only recently even wrote a notice to residents to inform of the scale of the problem. They refuse to post any public notices. They will only spray infested units which just spreads the bed bugs further out. They have no protocol for bed bug infestations other than denial.

Property management fees at Village by the Grange are astronomical, yet Del staff have not been able to follow even basic best practices for dealing with this issue. Had they acted responsibly and swiftly when the bed bugs were first brought to their attention, the problem would have been much smaller in scale. Judging by the way they have been responding and the fact that the bed bugs are in the walls and vents, it seems likely that the buildings will be infested for the foreseeable future.
