Crabtree Property Management

Worst property managers I have EVER came across. Lock and doors in building are broken for months nearly up to a year now. Lift is broken. The light in the lift are dangling from wires and bare-in mind this is a brand new estate (2 years old). Despite reporting these via email/phone over 20 times NOTHING has been fixed. The main door handle to the building finally broke and the door has NO HANDLE! Useless, incompetent people all around. Would rather live in a tent than to have anything to do with crabtree.

EDIT: I have emailed and phoned "John". Nothing but being useless. UPDATE: The lift has completely shut down for 4 days now. Delivery drivers refuse to walk up 7 stories, understandably. Trash management.

UPDATE 2: Enjoy the mouldy entrance to the building that's been there for a month now. If you have asthma then make sure you have 999 on speed dial...

Terrible service!!! Been waiting for now over 3 months, for them to install a net over my car's parking space, as birds have their nest above on mechanical services tray and every day I find bird drops all over my car.

The first email has been sent on the 28th of February, after 1 month of no response, I decided to call them up and get updates on the situation. Been told that they haven't seen the email and going to sort it out.

Till today no works been done, keeps ignoring email or calls. If somehow you get them on the phone, promises that will look into it and sort it out. Again - nothing!

Probably had at least 25 conversations with Rachel Barrett and Lina Meza and NOTHING!

Met their maintenance guy recently on development and decided to show him the problem, apparently he never even knew about the existing problem and once again received a promise that he will tell Rachel about it.

The last time I was on the phone I told Rachel about the other many problems we have on development, like broken glass in lobby entrance doors ( BIG SAFETY PROBLEM - COULD EASILY REPORT IT HEALTH AND SAFETY), no handrail has been fitted after maintenance in one of the stairs. So seems like the company charge a lot of money for services and provides zero help and millions of promises if you LUCKY to get a response back from them.

FUNNY FACT! I assume one of their team members will reply to this complaint much quicker when to any email I send them.

Absolute joke of a company, to avoid having to pay these people we are now looking at moving from the housing estate to cut ties permanently. Do absolutely nothing for the money they receive from us residents , and are never visible on site when work is actually required! They mow the lawn in April, thats about it!

Absolutely horrific company to deal with. As a tenant within a building managed by Crabtree, we have been experiencing pests in the roof for months now. I raised this to Crabtree the day it started and have had to chase them every week for 3 months to do something. If they even respond it is a perpetual cycle of "we will look into it" and then nothing, causing me to waste my time chasing again and again.

I am specifically referring to the property manager for this building - Matt.

Crabtree sent out pest control to check the issue and they verified it exists. Rather than follow up on this Matt decided to suggest that the problem doesn't exists despite the pest control sent by his very own company confirming the problem exists. And to this day 25/02/21 he has yet to follow up and arrange for this to be resolved despite the potential for the pests to affect the building he manages.

If you have the misfortune to be in a building managed by CrabTree, just leave. I would give 0/5 stars if I could for the unprofessionalism, hassle and time wasting they have inflicted on us.

Been complaining about cracks and poor building maintenance for the past 2 years! The building looks worse than trash! CRABTREE have ignored all my complaints, now the building has subsidence due to their poor judgement and professionalism. It is impossible to get hold of a manager and when you do, they are just as useless. I have requested on several attempts, a break down of tbe finances as by law i am entitled to know where the service charge money is spent. Again these requests have been totally ignored. I will now seek legal advise! This company should not exist!A bunch of fraudsters

Can you update the building insurance documents on the portal please they are out of date showing only up to September 2020. I need the documents now please and there is no facility on the portal which works to raise the issue. Kew Bridge West Masson House. Thanks in advance

Have been selling a property managed by Crabtree.
They have been extremely responsive to enquirers raised by my buyers solicitors. Pauline and Darren have been amazing.

The most useless management company ever exists. The lift in our building is always broken and they never repair it properly. On top of it telling us there is a weight limit and we are not supposed to move furnitures with the lift. So I questioned the lady if we are supposed to carry furniture like beds and wardrobe up 7 floors and she said there's nothing wrong with it... how can people like this be in property management?!

Shoddy work, can't be bothered to reply to any emails. Having read the poor reviews on Google I have to agree with all of them, they do as little work as possible, send an invoice and then follow it with with a threat of legal action if not paid - try to pay online and their website is down which seems to be a common occurance.

They came to cut the grass and couldn't even be bothered to move the "keep off the grass" sign or cut the edges - speaks volumes.
