Crown Bay Group is actively involved in the acquisition, asset management, renovation, re-positioning and disposition of “value-add” apartment assets. Our primary investment strategy is to seek out properties that can be bought at a discount and then resolve problem issues with the purpose of increasing net cash flow and in turn increasing the market value. Crown Bay focuses on distressed properties that have been either mismanaged, have deferred maintenance, foreclosures, have lower than market occupancy, or need to be recapitalized. These properties offer the ability to increase cash flow and equity through unit upgrades, increasing curb appeal, adding amenities and professional management to run the property more efficiently. Following project stabilization, a suitable exit strategy can then be implemented dependent on the phase of market cycle the location of the property is in.
