Do not rent at this apartment complex, when you move in, they will tell you they will fix any issues that come your way or things you notice wrong, they will fix （complete lie). Thet charged us a 700.00 cleaning deposit that they on 05 16 2022 we cleaned the apartment before we moved out on 11/21/2023。 We gave the required 30 notices early and was told that was not the correct way to notify it had to be done by email. Then when that was done by email there was problem with that. I think legally, and because we kept all records it had to be accepted. This notice was way before the actual 30 days leeway that was needed. We had completed a new home that was move in ready. We lived in the apartments at 3202 Se 92nd between Division and Powell in SE Portland. There is no parking for than one vehicle in the parking lot inside the complex. On the outside of the complex on the west side there are very dangerous homeless looking and drug camps. On the East side of the building there are homeless vagrants on the hill side coming and going living in the bushes and vegetation. If you have a gust and they happen to park in the lot where you would think it's safe （its not） the owners will tow the car away even with a very obvious note in the window saying you are visiting and what apartment you are visiting (courtesy note). They just tow it off, at the tune of about 300.00 if you go get your car right away. The management is extremely rude and will lie at every turn. I would say these apartments are at least 25 years old are eat up with black mold. When a client moves out, the management just paints over the black mold. The black mold soon returns we found when we moved our furniture out. There was black mold everywhere and the water leaked in from the exterior west and east facing walls. Removing our clothes from the closets on the east exterior wall we discovered black mold coming thorough where it had been painted over before we moved in. There were never any wet clothes in either closet. The black mold was from water being pushed in between the walls where it became trapped and produces continuous black mold. The mold was created by water and moisture trapped behind the walls. The management team and one of the many people who claimed not to be the owners and managers said we had created the mold by not airing out our apartment in the middle of the cold winter wet days here in Portland Oregon. These clowns are not even good liars, just plain old-fashioned liars and thieves. They do not write receipts on the final walk through, and inspection where then say everything is fine but will not write it or sign off. We moved into our new home we had built and had to go back 11 times on scheduled appointments to have the person we needed to talk to not there （we found out they were there just hidden. Then after the Oregon law says they 30 days to refund the deposit money they did not make any attempt to refund anything not even give a receipt. Finally, after 38 days of wasted trips and appointments that they never honored; instead of the receipt and refund we were handed a bill saying we owed over 4000.00 then a few days later we received a new receipt for a few hundred less 3700 was the bill which in itself is against the law too. there were many other lies thrown in on this mockery of receipt. We are fortunate enough to be fairly well established financially so we were able to take them to small claims court and win our case we filed against the liars and thieves at the Parkland Apartments at 3220 SE 92nd between Division and Powell on the East side of 92nd. We were moved out of these apartments on 11/21/2023 and got this resolved 03/10/2025 in East Multnomah courthouse in Gresham OR. 185t off Stark. Please save your money, stay completely away from these crooks. out of the 38 reviews I found about these apartments today in one search,19 was warning of this same thing. The 2 good reviews I saw look to be written by the same person and probably an employee or Park Family member. I hope these good people have the means and time to win a small claims court case too. Doing business with the Parks and Parkland Apartments is like petting a rattle snake, you will GET BIT. This organization and the management here are completely unprofessional, rude （probably the worst liars I have ever encountered in my lifetime have no honor or integrity. Bottom line, this is a true story, and you should look elsewhere for your rental needs. You have been warned. Good luck and if you still rent there get ready pull all these complaints and take them with you to court. I have loads of pictures the prove the black mold in these apartments in my opinion is a very serious health threat too. These crooks do not care and lie all the way to the bank thinking you are too stupid or too poor to take them to court. Just do not go to the Parkland Apartments period.
