I have a big problem with this place for the simple fact is that this real estate business sales doesn't want to rent to poor people yet their properties look run down.

My husband and I rented a 1/1 on Third & College for a little over a year. We loved our small complex. Apartment was just what we needed, and our neighbors were nice and friendly. We have nothing but good things to say about the staff, especially Ava. Ava was always so respectful, kind and helpful. My only complaint if you will, would be our front door had about a 6inch crack in it next to the door handle and in my opinion needed to be replaced and never was while we lived there...... I don't understand most of these negative reviews. If you are a good tennent, you don't trash their property or cause a disturbance, and actually put forth the effort to deep clean before move out, I don't see why you wouldn't get your deposit back. We had to pay double deposit($1400) due to credit, but upon move out we deep cleaned everything. We took pictures of all areas of apartment and forwarded them as proof in email to Wiser, and recorded our pre-inspection and move out inspection walk throughs. They legally have 21 days to get your deposit back to you, we got our entire deposit back in less than a week. :) Thank you to the wonderful staff at Wiser! -David & Jennifer
Complete utter scam bags and scam artists. Save your money and go somewhere else.

I think wiser is alright but what it affects its that they show no interest in the client. When you speak to hers(two) they try to act interested. But the face communication reveals the ugggh. Theres chance for posible change. Girls do the work from the heart with ethics. Leave character issues out there, follow up on the calls and dont let the work overwhelm you. Remember theres a diverse culture going there to apply. Change accordingly.
I have been trying to call and talk to someone for days about a rental availability, but the ladies that seem to control that are always busy and the guy who answers doesn't know any details on rentals and says he will take a message, but they never return any calls!
I do not recommend going here if you are not caucasian. They told me I could never apply again because my landlord is my ex husband's brother but I've been paying for 4 years now and I even had my landlords note, they told me it doesn't count
Wiser provided excellent customer service and speedy results many times when I had to find tenants to rent my house. The tenants Wiser found were consistently on time with rent and took care of our rental unit. One time a tenant had to move out suddenly take care of a sick relative out of state. Wiser was able to repair the minor damages to the house and find qualified tenants within 30 days to re-rent. It saved me time and money to rely exclusively on their expertise to fix and re-rent my property. I would and have reccomedmed Wiser to many friends and family members who are equally pleased with their services.
Wiser property Management is a great place to rent from. Ava the office manager is very nice and extremely professional. My wife and I rented a home from Wiser for four years untill we bought a home. They are very nice and great to work with. Big shout out to Robert the lead maintains man he is very nice and very knowledgeable. We would definitely rent from Wiser if we needed a place to rent. They returned all our deposit except for a very small amount we agreed on.
I would hands down recommend Wiser as property managers. They are professional, knowledgeable, and willing to go the extra mile to serve their clients and tenants. From finding and reviewing multiple bids when property updates are needed, to relaying tenant needs and advertising and showing properties, they show grace, efficiency, and common sense.
I will start by saying the the ladies that work in the office and the maintenance team of Wiser Property Management were always very personable and nice to deal with.... That being said the rest of our experience renting through them was far from great. When we got the keys to our rental the place was filthy and in need of repair (many of the things that needed fixing the owner never attended to when we asked) When we moved out we had the carpets cleaned, as we agreed to in the lease, and cleaned the house (even though it was not clean when we got it) They have now kept a hefty chunk of our deposit, we are still waiting for money owed to us. Not worth the rent price or the trouble!
Pleasant staff, but the business itself is a pain in the butt to work with. Overly elaborate application process (you need W2s for all adults you'll live with and you can only pay via cashier checks)... and they have banking hours, 9am - 5pm... No online application process.
We have been very pleased with Wiser managing our rental property.
If I could leave negative stars for this company I would. I was literally electrocuted while pregnant living in one of their properties due to bad electrical work not done to code. They had to "fix" it but were too cheap to use a licensed electrician so the work took over 3 weeks to complete. We were out of water and power the whole time and had people coming in and out of our home 8am-5pm everyday. This was incredibly bad for me as I worked from home and had no internet access! We had to fight for them to credit us for rent and even then they shorted us. They never told us at the time of move in that the back tenants in the guest house has permission to walk through our gated backyard to get to the street in front and people would just walk by as we were on the deck. This wasn't the real issue but the fact that we were told we could go through their property to access the trash cans in the alley however the tenants had large objects blocking the gate and a large Rottweiler which made that impossible. We had to literally walk down the street dragging our trashcans around the back weekly. They did nothing about it. Water heater busted in the middle of the night and flooded water all over my office and damaged a lot of things. This was because they hadn't replaced or service it in over 10 years. Forced for us to pay for a "gardener" half way through lease because they claimed we were not keeping up the yard. However, from the get-go yard had nothing but dirt and weeds to maintain. We asked that if we must pay for landscaping they actually fix the lawn to a usable state. Nothing. When we moved out we left the property in PRISTINE condition and cleaned things that were disgusting in the first place and they still kept almost half of the security deposit- for "cleaning" and sent us a copy of a receipt which had clearly been altered to show a larger amount. It's too bad we didn't have the resources otherwise we should have taken these people to court. WARNING to anyone thinking of doing business with them.
