Rude, disrespectful staff. Don t bother calling unless you want to be the victim of their nasty dispositions. Unfortunate that having the delusion of power puts them in the position to talk to you as if you aren t a human being. I d rather be homeless than live in any home managed by this so-called property management company!

For the past 7 years I have held various positions on our Condo Association Board of Directors including President. I would personally like to thank Vesta Property Management Company, especially Mr. Chuck Keel, for their outstanding work regarding management of our Association. Chuck is/has been very responsive, knowledgeable, dedicated and professional when handling our onsite projects, needs, questions and concerns. I would definitely recommend Vesta Property Services and (again) Mr. Chuck Keel!!

As a Board member of a Vesta managed community, I can not recommend them enough. This is the third management company we've selected in my tenure, and hands down the best! They are professional, respectful and honest. Could not be happier we made the switch to Vesta.

Very disappointed in Vesta Property Management. They are our neighborhood s HOA and they waited 11 months to send us a bill for HOA assessment fees. Only after the $40 bill was sent to the wrong address (one we have never lived at), they then would not talk to me and only wanted to discuss through their attorney who refused to call me back or reply timely to emails. Ultimately they sent a bill for attorney fees plus the late fees on the bill for $400. They do not properly maintain our community and still cannot tell me where the address they sent the bill to came from.

I have been living in Kings Point for many years and think that it is a beautiful place to live. However, I have several negative comments to make regarding the property service management company - Vesta - which works for our community. They seem to think that their rules and regulations are more important than the opinions, well-being and health of the residents who live here.

I think that a property service company should try to make the lives of all residents easier rather than refusing to address any problems.

My main complaint regards the upending of benches for tennis players to rest between odd games and sets. The benches are an important piece of the equipment especially for a 55-and-over community. There are 80 and 85 years-old tennis players who play tennis regularly. It would be interesting to know why tennis benches are upended while pickleball, shuffleboard and basketball courts still have benches that have not been upended.

As a former homeowner and former Board Member in a Vesta Managed Community I felt the staff did a good job managing the many responsibilities set forth by the POA & CDD. The CAM's made every effort to deal fairly with the homeowners on compliance all while maintaining the standards of the Declarations, Rules & Guidelines of the POA. Property Management can be a difficult job as homeowners often do not understand that management is there to facilitate the the community and does not make the rules, does not impose the fines, and can only operate within the terms of their contract as well as are obligated to follow the law & uphold the community covenants!

AT Vesta Property Services (Their CUSTOMER comes first I can say , They are a very caring organization that I saw to be helpful and friendly, and always there to help assist you at any given time. Some lady there by the name of Ivette Perez the customer service manager there in the Kendall Florida office, was very professional with me and where I saw her putting" the people" "the people first".

While I enjoy the quiet gated community itself, the HOA or management rules and regulations are absolutely absurd. I have been threatened with fines because of a cleaning service truck parked outside for a couple hours, my neighbors moving and their vehicles blocking my driveway was an accrued fine for ME, not to mention the appearance issues of my outdoor furniture (a little tikes picnic table for my son that he used to paint on). I have bent over backwards and tried to make my place as uniform for them as possible, but cannot WAIT to leave this absolutely ridiculous fine-obsessed place.

They have gone above and beyond to make sure operations aren't affected, including providing us with routine informational webinars. Hands down, best decision our community ever made.

I tried to apply for a apartment within the hour it was posted and made me spend 50 dollars to apply with me and my spouse and then 1 week later i asked and they said "we are currently working with another person, sorry" like what? i thought if i applied then also i was able to move in that month and also am military so i have steady income. I didnt like the staff they are rude and dont communicate well enough with their customers, also the property is still on the market but they said it was taken but they dont take it off until apparently they have a signed contracted but i could have signed the contract already but they're still waiting on the other person that applied apparently

Do not use their services. Their staff will lie till the bitter end. They mismanage properties, steal security deposits and lose renters checks constantly, then blame the tenants. Even after proof on 2 separate occasions they cashed checks they still claim to never have received payment. Horrible people.
