This review is solely based on apartment experience not management interaction. Apartments are an older complex which is understandable but where the problems occurs is after move in you start noticing things being broken and things started falling apart. Based off that alone it s safe to assume nothing ever gets fixed unless someone complains about it. We were there for 1 month; Apartment was poorly cleaned, after mopping for 3 weeks straight until move out date there would be 2 inches of thick crud coming off of the floor. Beware of your deposit you will be charged for it at move out when cleaning isn t even thoroughly done. BUG PROBLEM. For the month we lived there we dealt with flying ants frequently and water bug/roaches. The exterminator was of no use so I had to go to Lowe s to purchase roach raid and ant spray and sprayed the whole outside apartment and inside. Barely any results then we noticed during move out we would come back a week or two later just to grab our chairs and tables, the roaches came out even more we would find them dead on the floor and crawling out of the sink. Anyone moving in if you re not okay with spending 1400 just to move out like I did just beware of the pest problem , dirty apartment, being charged $145 for a cleaned apartment, $104 for a painting job and things to fall apart within a week of living there. I don t know if this falls on management or the actual owners of the complex s. I ve lived in section 8 apartments growing up as a kid and didn t experience half the things that I ended up experiencing here. A one star is being generous.

Love living here! Everyone is super friendly! You can tell they take care of the place. Well maintained and staff is quick to respond to repairs! I love being close to shopping! My Place has all the appliances and is pretty quite! I looked at other places in the same area but nothing compares to the remodeled condo!

I just moved to this neighborhood. It is a beautiful apartment complex and the people here are wonderful. Everyone that works in the leasing office is friendly and very helpful. Last week I put in a maintenance request for a few little things in the apartment, and I was notified that it would take some time due to only having one maintenance guy and there was a list. Once the maintenance guy showed up today he was extremely helpful and let me know that if there is any future problems then he can make arrangements to bring in new stuff without issue. Overall, this apartment complex has been great and will always reach out to the residents if any inconveniences happen. Plus they fix major problems quickly.

Shantel and Alyssa were wonderful and super helpful! Complex is so pretty with so many tall trees. Street parking always seems to be an issue no matter what time of day but that's not the fault of the complex, just a lot of housing in one area. I've had no noise issues and everyone seems very friendly.

Although this complex was not the best fit for me at this time, I would like to thank Alyssa for all her help.
She was super friendly, answered all my questions, and kept me informed with the units that came up available to ask if I would be interested. She made me feel comfortable and was very understanding to my situation .

The Staff is awesome and are very professional.i Recently moved out because I bought a home bit lived here for almost 4 years and enjoyed my stay. It it wasn t for my new home I would have happily stayed

Clean property grade a staff one of my favorite locations

The Good: Walk to stores, Galleria, Shops Etc.

The Bad: Cheap renovations/remodels, high rent, always trash overflowing and dirty premises, dog waste everywhere, locks broken on front gates, roaches, loud freeway noise mixed with loud neighbors and thin walls, watching caravans of moving trucks every month with new tenants arriving and previous tenants escaping without their security deposits and the water is shut off constantly.

If you need a living situation in a pinch then consider your car over this place.
But seriously, consider the reviews and decide for yourself, I thought the previous tenants were exaggerating the negative reviews but it has sadly been my experience here too.

They respond to maintenance issues very quickly. Dryer wouldnt turn on so i told the staff and within 15-20 minutes the issue was resolved.

I love this place. I moved from a very nice place in Corona. It was really lovely and very new but this home is really special in it's loveliness. I love that it's clusters of little buildings and that it has a great variety of foliage. It feels less desert like, more woodsy. According to my lease this place is more than 250' smaller yet somehow it feels bigger and I have plenty of storage. The patio is bigger too and the full size washer/dryer feel like a major upgrade too. Shantal, Alyssa, Catherine, Raoul and Chris have all shown really positive service principles in action and I love that they are taking care of each other while they are taking care of us. So many stars for a long time to come. I know it

Update: 6/30/2020 - there is no place I would rather be. Even in Quarantine Sheryl, Alyssa and Raul continue to provide full service. I appreciate their willingness to take good care of us all in these difficult times. I'm verimpressed but not really surprised at how much they care for us all

New management are friendly and helpful. Maintenance is on point.

I would give it zero stars if that was an option. I have been here for the past 3 years and I've watched it go downhill fast and management really could care less. It's obvious that its under new management just by the things people do around here. The neighbors on one side are constanly playing loud music well past 2am and the neighbors on the other side are constantly fighting and banging on the walls (not to mention the dogs that are constantly barking for no good reason). The water is constantly being shut off at least 2 to 3 times a week usually with no advance notice. At one point, the water was off almost an entire weekend, and it was over a holiday. They cut the grass at least 5 out of the 7 days a week as early as 7am. There's a man who walks through the complex between 6pm and 7pm pushing a cart and honking a bicycle horn every day selling something. There's never any parking for the residents because people from neighboring complexes are allowed to park in here. What's the point in having a gated community if anyone can come in and park, that is when the gate is acutally up and working. My advice to anyone thinking of moving here would be to look elsewhere! This is the worst place I've ever lived, thank goodness my days here are numbered!

it is a great quiet community at river oaks condominiums most of all the staff especially the maintenance is beyond 5 star

Just want state how good the maintenance is. I was staying with a friend a couple of days not too long ago and we had a little inconvenience with some of the supplies here and we called maintenance and i was surprised at how fast they got it fixed. Great place in general

They keep changing the management, and they keep getting worse and worse. Water lines are always breaking, and they never keep up on things.

I absolutely love living here. What first caught my attention was the price and the laundry in unit, but what really keeps this place great is the upkeep on the beautiful property (which is laid out so nicely; everything is so close to the front office) and the front office staff. They always have events for the residents and it makes us feel so special. And they are so nice! I always have a great time speaking with Alyssa, Shantel, and Raul (I am so sorry if I misspelled any of your names) and they always take such great care of me. I feel so at home and I have recommended this place to so many people. Seriously, the best bang for your buck!

They take care of us right away when anything malfunctions in our apartment, great maintenance, he is always on point and quick!

Horrible horrible apartments!! The rent is ridiculous and the manager Clare on site is a very rude person. My mother had work done on the apartment it was done VERY CHEAPLY, we ended up having to pay out of pocket for so much!! These apartments are not run well at all!! They are not worth the "condominium" title.

Amazing staff, everyone is extremely friendly and tentative. We moved in around 6 months ago and we really love the property.

I am glad for the new manager Sheryl she is one of the best you have! Wonderful customer service and thats what we need here at River Oaks! My work Orders have been getting addressed immediately by Raul.

I m actually living in this place and this is one of the worst experience ever, management is simply TRASH the manager called Clerk if we could call her manager doesn t care about tenants issues, parking space is one of the biggest problems in this horrible place, If you want to live here, be ready to be driving around for at least 15 min looking for a dam parking spot, just because CLERK doesn t want to give parking stickers to tenants, people from across the street always come to use our parkings spaces for the same reason we have no sticker for our cars , please DONT COME TO LIVE TO THIS APARTMENTS, this is the WORST place ever to live.

Currently: Sheryl, Alyssa and Raul ARE doing a FANTASTIC job KEEPING This Community 'In HAPPY Order'. TODAY: Raul did some repairs in my condo, AND (As Always) Was VERY Professional. IF 'You' are looking for a VERY Comfortable Community to live in IN Riverside, give River Oaks Condominiums a GOOD LOOK.

The moving in process was so easy at river oaks. Shantel and Alyssa were very helpful to help me through the whole move in process. Came in like 19 times and they were always available for my questions and never complained.

Shantel & Alyssa are so awesome & sweet! Always so helpful to us. My family and I appreciate the resident functions they put together. Raul is respectful and does such a good job at maintaining the property. Always gets our work orders done in a timely matter & just a hard worker all around.

Roaches, someone trying to steal car, horrible management, hot water turns off with out notice, I'll stop there.

The maintenance man , Raul was such a great help . Despite how late it was , he came quickly to help us with the leak in our kitchen . Kind and fast service !

There are no cameras monitoring these complexes!!! My fiancee's car just got robbed into and he parked RIGHT IN FRONT OF the apartment managers office. One of the residents I know told me the cameras in the office are dummies and don't work. I pay 1533 for a one bedroom apartment and they can't even put any cameras monitoring anything? I know also I'm not the only one whose had my car broken into. One of the very many :(

My husband and I have lived here for 6 years. We purchased a unit in 2006. When we first moved in it was very nice. Since then, it has sort of gone down hill. There is a water fall that runs through the complex and goes into the pool area. It has been broken for the last 4 months-it briefly worked yesterday. The landscaping is maintained in the front of the complex, but inside, it tends to get a little messy until they finally come by to clean up. Over the years, the caliber of tenant has declined, also. Over the years, we have had our car broken into 3 times. The water does get shut off every now and again for plumbing repair, but all in all, it is an okay place when things are maintained.

Update review:
We have been here for about 2 months and leasing for 1yr. We (husband + baby+ cat+me) moved out (3 bdr+ 2 br) due to our other fellow sub tenants (for 5 yrs+) were leaving out of state. Where we used to live there was never really any upkeep and though the house was pretty nice we would no longer put up with quanity over quality. Back to River oaks, Clare got us thru the application process, she was friendly and professional. Alyssa and Shantel later helped answer any questions i had in office or by phone call, they are friendly, professional, and funny as well. We closed the deal in just 2 weeks after having started the process. Kat was the one who we finished signing paperwork with and she was helpful, professional and funny. We are still ecstatic about being here, this is our first apartment the only noise we hear are the typical things that people shouldn't really mind; neighbors above us, cars (we are next to freeway and you never truly hear them from inside), surprisingly light amount of barking around my unit. I'm surprised that the walls aren't "thin", i only hear footsteps and assuming cabinets/doors closing or stuff falling from my neighbors. The rent is pretty "up there" but this is the most affordable apartment on the street especially for all they offer, during late August. I've seen minimal amount of bugs in unit which is great because this season is usually teeming with bugs. I haven't seen anyone raid the dumpster in my area. Our assigned parking spot always is available to us. Outside is full of life with so many plants/trees in sync with season, birds and bugs that follow. Everyone I've encountered here is nice and keeps to themselves really which is nice too haha. So far no problems with; electricity , water, appliances (which included in unit). The upgrades (upgraded unit)and all the amenities in the complex are honestly really well done. It's a wonderful place to call home. Thanks for reading and let them know i referred you .

Water just keeps turning off... Pessts in my apartment. Worst place ever!! Horrible management...

I come and visit my brother twice a year if not more his community is wonderful clean amazing I've even met the staff which is awesome I love enjoying the pool and gym when I visit family at River Oaks great place to live and enjoy life

It says its closed but its not. Don't live here. They turn the water off all the time without letting anyone know. Ghetto also. Crack heads always going through trash leaving garbage in the parking lot.

I have been living here for awhile now and I love it they always take care of their residents and have amazing units. If your looking to rent I would come here. And if their is ever anything needed for the units they always make sure to have their handy man take care of it ASAP raul is the best.

These apartments are amazing, the workers are always on top of things, the maintenance guy is always on top of his job he is one of the hardest workers I have ever seen. Whenever something is broken I can always count on the maintenance guy and the people in the office, are just so sweet they know how to get the job done..

Its an awesome apartment complex, most of the units have nice stone floors, nicr countertops, the washers and dryers have nice spacing, theres a small gym, a pool, tennis court, you get the point. Through all of this, though, expect to wake up at around 7:30 to leafblowers outside your window, my car got keyed, theres usually a homeless person going through trash(sorry for throwing my trash on you dude), sometimes the water is turned off. But all around its definately worth staying. Im an early bird so the leafblowers dont bug me- usually, but its almost an everyday thing. My rent for a two bedroom is 1640, a little pricey but its worth it for what you get out of the complex. Oh, also parking sucks at night unless u only have one vehicle, then dont worry about it.

In my experience the complex is always well maintained and has beautiful landscaping and nice amenities (pool, spa, tennis court).

Clean facility, cute condo and the staff is great! Maintenance is always on top of any issues or requests that may arise and the office communicates incredibly well. The location is awesome as well! I'm literally right across the street from Tyler mall, right next to the 91 freeway and other amenities (grocery store, hospital a block away, etc).

I would not recommend anybody to stay at RiverOaks. Save the headaches and stress and live somewhere else. I have lived at RiverOaks back in 2011-19 and it seemed to get worse and worse as the years went on. I can not remember when it started to go down hill but it may have started around 2014-15? That was when I noticed parking was getting harder to find. By 2016-19, if you couldn't find a parking spot by 7pm? You unfortunately would have to park on the streets, hoping your car doesn t get broken into. At times, I sometimes would have to park on the side street of the Target parking lot. My car has been broken into twice (in the apartment complex)on top of someone hopping over our fence and stealing things out of our laundry room! Twice! At one point somebody s tires and rims were stolen! I ve started to see more and more homeless people roaming around the apartment complex. I have literally heard them arguing outside our window. Certain areas collect water and doesn t drain properly. So what s left is old stagnant muddy water. The apartment did, at one point have somebody come and clear the area out, but that was short lived. The apartment did have security out patrolling the area, but haven t seen anyone else this 2018. If they do have security, I've never seen them. They do not have 24 hour surveillance, even though it states it on the entrance gates as soon as you drive in. Water is shut off at least twice a month. I ve noticed more cockroaches, termites and mice. I loved the water stream areas when I first moved in. Not sure when they stopped up getting it, but it looks terrible now. They have fixed the parking issue by renting out parking spaces which is additional on top of your rent. I ve seen many managers come and go.Some good, some worse but I can t complain about the most recent maintenance worker. Best they have had in a long time. But the main reason I decided not to renew my lease is because I do not fill safe there anymore. Fare warning, if you live on the first floor with a window that is faces the side of the apartment complex. Keep the blinds shut and the window closed and locked at night. I have filed a report about a Peeping Tom in the area.

I've lived her with my kids for many years.we luv it here. The staff on site are always very helpfull and attentive to the needs of there residents We've recently upgraded to a two bedroom and they been very accommodating to a smooth transition for me and my kids. Thank you again to all the staff in this community for all u do to keep your residents happy. I look forward to many more years here in this community with my kids.

BEWARE!!!AVOID A HEADACHE AND DO NOT RENT HERE. I moved in 2 years ago and have had my car broken in to 6 times . My cars have been damaged and alot of my property has been stolen. Once reported to the manager because she has no concern to reach out to a tenant she didnt care and neglected me . In case of any emergency you are to wait till monday to contact them because once again they dont care and you are to reach out. Place states to have cameras and security yet you nor your vehicle are safe here. Water gets shut off 3 to 4 times a month as a scheduled emergency from 8 am to 8 pm
Which is an inconvenience to many. THIS PLACE HAS BED BUGS!!!! And they have no plans to do anything about it. Your car will get towed away for no reason. They have 2 days in the year which they tell you they need to enter your property even if you are not home. I waited 2 years for repairs that never happen.
