If I could give 0 stars I would. They use predatory tactics to extract money from prospective tenants like bait & switch, because they're confident that they won't have to refund people if they make it hard to do so. They weigh it down with bureaucratic processes to discourage people. Do not trust.

The Reedhouse is an amazing property! Lupe, Dustin, Jordan and the rest of the team go above and beyond. I am always greeted with a smile and fantastic service. Couple that with the modern looks and incredible location and the Reedhouse is tough to beat!

We lived in a 2 bedroom apartment for 2.5 years on the 2nd floor. We have really loved living here. It's always quiet, rarely ever hear any of our neighbors, the grounds are kept beautiful 12 months of they year. My husband has been a student at BSU the whole time and has frequently used the green belt to ride his bike to school and has taken advantage of the fishing a ton. We also have LOVED the real wood fireplace each winter. They even provide cut firewood... It's hard to find an apartment with real wood burning fireplaces, let alone ones that provide the firewood. They are also quick to fix anything in our apartment that needs the maintenance's attention. The only reason we are leaving now is because we are expecting a new baby and need some more space!

Although I no longer live here, I now realize how nice it is the have needs in the apartment attended to in a timely and efficient manner. So many other places tend to let things slide. Here they actually listen. The office staffers are friendly. Dealing with Erika was great. Things like this really make a difference. I enjoyed living in these apartments where the people where nice and treated us like real people. Didn't feel like a unit # in a corporate box.

I love Reedhouse! I m living in a really cool modern loft with a view, skylights and a fireplace. It s so quiet and peaceful here right by the lake and river. Lupe and Dustin are such a fantastic team! They are easy to talk with and really know how to get things done. Thank you for all your hard work, it s definitely appreciated!

Nice surroundings, clean and well-maintained apart...

Nice surroundings, clean and well-maintained apartments, considerate neighbors, great location this is why I m happy living at The Cottonwoods. Also, the staff is prompt and knowledgeable in handling maintenance requests, any problem with neighbors, and so on. It s community living and, although I hadn t lived in an apartment for years, the transition was easy.

I lived for 4 years at the Cottonwoods. I loved it, especially since new management is directing all aspects there. Only because of age and health issues, I had to relocate to be closer to a caretaker. The river, greenbelt and the consistent care and upkeep of the apartment by the fantastic management made the Cottonwoods superior in choice for a place to live in. It was quiet and I had extremely kind and friendly neighbors. When minor maintenance issue arose, and they were MINOR, the staff were quick and thorough in their response. Fishing was fun and just the joy of the greenbelt was so inviting. I'd recommend this place full-heartedly.

I lived at the Cottonwoods for about 4 years. While it is a great location close to the greenbelt, there are a few drawbacks. Office personnel has changed multiple times over the past 2 years and rent has gone up a couple hundred dollars. The complex, I believe, was built about 20 years ago, which leaves room for upgrades, namely, the units themselves. Yes, the pool was recently resurfaced, the exterior of each building was painted, but what management fails to address is the interior. Much of the interior looks unchanged from 1980, except for the occasional painted walls,spray-can faux granite countertops on a few units, and if you're lucky, new particle board cabinet doors. Heating and AC units are the original ones, and their idea of landscaping is butchering every tree and shrub to just a few branches. Good luck getting sleep if you have noisy neighbors above/below you. What this place needs is three more of Dru, the stellar maintenance man, and a major interior renovation in order to justify what they ask for rent and keep up with the newer complexes in the same area.

I lived here for about a year and a half while in Boise for the work project and was sad to leave at the end. My apartment was on the second story and had a loft that I really enjoyed. The one time I had issues with noisy neighbors the front office took care of it quickly but generally I found the complex to be pretty quiet. It's located right on the Boise River and I really liked the easy access to the Greenbelt trails. The ladies who run the office were always very responsive and bent over backwards to help me through issues whenever I was out of town.

I myself have had a pretty poor experience. Since the new management has taken over, things have been awful. Months and months of construction hellscape (but all the changes are skin deep). Constant (massive) rent increases. Rude staff. Terrible communication. Bug-infested apartments. Amenities all closed off. Unrelenting noise. Cheap interiors. I will give it a solid star for the great location, but, in hindsight, it's not worth (to me) the other miseries that come from living here. I made a terrible mistake moving here.

I lived here for over 5 years and until the Boise rent price explosion would have recommended it at 4.5 stars.

Before moving in you need to demand an A/C and Heating demonstration. The noise is unacceptable, period. You will not be able to sleep through it. You will not be able to hear your TV when the AC/Heat kicks on. Do Not Rent Without Hearing Your Apartment.

My rent went up 57% in one year. I understand that, and it was fair to market prices. I counter offered a reduced rate and it was accepted, I am very thankful for that. After leaving the apartment early and paying a ridiculous $1800 cancellation fee, the apartment was relisted at $100 cheaper than the reduced rate I had bargained for. This might be acceptable in the current market but it's unacceptable for standard practices. This management company is here to gouge, period. The previous owners had a very reasonable rent increase policy. That is gone, and you have to be cutthroat with the new management. The local staff is very nice, but it's not up to them.

The gym was renovated but in the process they reduced the functionality of the previous gym equipment. Good for liability, bad for you if you'll actually use it. Ask when they are planning to fix the shoulder pull-down padded bar. Relative to your standard apartment gyms, it is slightly above average, and it is new equipment. If you'll only use the treadmill and elliptical it's quite good.

I'd like to thank Lupe, Rachel, and Colin for their support. There has been a lot of construction, that while the other reviews have been very negative of, are well required and do add to the rental value. New renters will benefit while current residents have had to deal with, understandable, but unreasonable, scheduling conflicts.

The area is very nice with immediate access to the greenbelt. Both the paved path (great for everything), and the dirt trail (incredible for walking, birding, and destressing). If access to a running or biking trail is your thing this is one of the best in Boise. An uber/lyft downtown is typically $10 and also a very easy drive, can't be beat from a nice quiet area.

I lived in a one bedroom one bath apartment on the third floor. Lots of space for myself and dog, spacious living room with lots of natural light. LOVED the apartment. LOVED how quickly maintenance responded to any calls. Dru, Cottonwood maintenance, is great at what he does.

BUT, be careful when paying rent. Make sure to take pictures of your checks. Twice I was told I hadn't paid rent, both times I had in fact paid the rent, and was told afterwords it had been computer glitches.

The first time wasn't a very big deal, on the 6th day of the month I received a call from Lisa (property management) stating that I was late in paying my rent. I went into the leasing office, logged on to my bank account and printed out the check that had indeed been deposited to the Cottonwood Apt. I was given an apology and 15 dollars taken off my next months rent.

The second time it happened was my last month there. I paid rent on the third, and never heard anything about not paying my rent till the next month. I received a letter from Cottonwood apartments stating what they had charged me for cleaning fees, it also stated that I had not paid my rent the last month there.

I for the second time had to show them a snapshot of the deposited check, and of course it turned out to be another computer glitch. Why wasn't I contacted as soon as they thought I hadn't paid rent?

I am still waiting for my deposit check, almost a month after I was supposed to receive the money. The first time I called, Lisa said the check had been sent, and I would receive it soon. I waited a week and still no check. I called again-oops they forgot to send it. Another week has gone by and still no deposit check.

The grounds are well maintained the staff is lovely. Our neighbors were always quiet and respectful.

I've been living at The Cottonwoods for 9 months n...

I've been living at The Cottonwoods for 9 months now, and WOW! This is my first apartment experience - I was very nervous moving from a house into apartments due to horror stories I've heard. However, The Cottonwoods feel like home!

My first experience speaking to Lisa and Kristal was great. Both of these ladies were so accommodating to me and made my out-of-state move easy. The astonishing maintenance man, Dru, is phenomenal. I still have yet to understand how only one man maintains these apartments, but he sure is good!

What I love most about The Cottonwoods is how peaceful it is. All of our neighbors as so respectful, even with their pets. We also have a large dog (that was welcomed) and it's nice to live on a property where everyone else also picks up after their pets. We live right on the Boise River, seriously, it's about 15 feet in front of huge window. My husband, myself and our dog enjoy biking the Greenbelt and playing in the river. My husband is able to bicycle to BSU too, which is great. During the summer I thoroughly enjoyed the pool as well!

The interior of my apartment is cozy. I love that they have all the walls painted neutral, fluffy carpet, new cupboards and granite-like counters! It's just so peaceful here!

The property itself is a great location. The apartments themselves are old and even with the renovations, windows remain single pane and cause high utilities. There is a constant pest problem with ants and spiders that I believe is again because of it being an older building. I believe for your money, the Arboretum apartments is MUCH better and still on greenbelt. They even have security doors and much more high end items and close to same cost ReedHouse is asking for their units. The staff at Arboretum are very friendly and AMAZING with any needs and issues. I have had a few issues in the short 4 months I have been here and it takes forever for stuff to get done. Could be because they are focused on the renovation of their front building and exterior. Again, location great BUT actually apartment lacking in many ways. Also the electrical has issues, many plugs intermittently work. I have a few that have never worked. The staff here also are intermittently nice, if you get my drift. I moved here from Arboretum to be closer to my kids school and downtown but now I believe I will move back after lease ends. Good Luck if you choose to rent here.

I have been so impressed with Cottonwood Apartmemts on the River: what a wonderful place to live. The staff are always so willing to help. They have responded to any issues with my apartment almost immediately. Rebekah and Erika take care of details as soon as they arise and Brian makes sure the maintenance work is done in a timely matter. With the beautiful surroundings and the great facilities at Cottonwood Apartments on the River this is a place that is sure to be a home for anyone looking to settle down in Boise.

The front office didn't care nor listen to the problem. The front office even forgot about the problemand wouldn't keep you updated if someone will or will not come over. Read your lease agreement, the spainish woman will try to rip you off and even she doesnt know what is on the lease agreement. A cailforina company bought this place and changed with the water flow drastically, and if you happen to be one the lucky ones who upgraded to the renovation apartments you have no water pressure or bathroom sink pressure to do dishes,wash your face or teeth. Stay away.

I moved in a few weeks ago. Love the apartment and location. Office was very prompt with questions, until we moved in.

We moved in and immediately found ants and light switches/air vents weren't repaired before move in (or two weeks after) and my car got broken into this evening. No response from the complex.

New maintenance staff Dustin and Jordan are amazing! Even in the middle of winter the heated pool, sauna, and community amenities are cleaned and maintained daily. Their improvements to the sauna, gym and overall community have not gone unnoticed. Personal work orders are responded to within a day and resolved within 24 hours. Beyond impressed.

As you can see, the other reviews were posted atleast a year (or more than that) ago. I have been living here for about 1.5 yrs now. There was a management change recently (~july 2016) and things have been quite different after this time. To start with the manager on site is very cold and not interested in taking the time to talk to the residents. Second issue is with maintenance requests. I put (phoned in) in a request almost a week ago and still have not got the issue fixed. Previously i could put in a request online and the issue was fixed within a day. The website was recently revamped and currently does not work for adding maintenence requests.
I have given a two star only because of my good experience the initial first year. Although the apartments are good, I donot recommed this place because of the management.

EDIT: At this point in time, I have knocked 2 star...

EDIT: At this point in time, I have knocked 2 stars from my original 4 star rating. Under the new management, all of these issues have not been addressed and they have decided to focus on cosmetic upgrades instead. The construction is around the property is chaotic and inconvenient-- but I could ignore that if it had actually been to address things like the inefficient and loud HVAC or the state of disrepair that often causes insects to come into units. Maintenance is also much slower than I previously stated.

I originally paid $825 for a one bedroom apartment and despite the problems, was content with that price point when considering location. The new management has raised this price point to $1200 alongside now having to pay utilities that I've heard may cost an additional $300 on top of the new rent. This price is not worth it for what you get. As someone who's lived here for as long as I have, I feel confident in saying so. You won't get your money's worth.

For the sake of transparency, I've not changed any of the wording for my original review below. Please be aware that it was speaking of the old management and the old price point:

Been living at these apartments for about three years now, and my experience has been overall positive-- otherwise I'd have moved! I think the biggest plus is how spacious the one bedroom layout is as well as how quick maintenance is to help you with any problems. They and the management have always been great to me! They're quick to inform residents via email about any important information and the overall atmosphere of the place has been very laid back and friendly. Can''t beat the location, either.

I do feel it's important, though, to list some of the things that may have been nice to know before I moved in. For one, the bugs. If you're afraid of spiders then you might not have a great time in the Summers. I usually find pretty sizable ones in my unit about once every two weeks, and there are definitely a ton of webs around the property if you keep an eye out. I'm in a second story unit, so I don't know if first floor would have it worse or not. Ants are a constant annoyance as well, especially if you have a pet that's as messy of an eater as mine is. As long as you keep relatively tidy and position food bowls with a little strategy, they rarely become a huge issue but they rarely go away for very long either. I've never had a huge amount of them, but enough for some concern on occasion.

Other than the bugs, there are some minor things that never really detracted from my experience but are worth noting. A chunk of the outlets in my unit don't hold the plug in place and one of the outlets just doesn't work entirely. The heating and AC when in use are much louder than you'd expect, enough to make you have to change the volume on whatever you're watching in order to hear anything above it. Maybe it's just a setting mine's been on since I moved in, but I definitely wasn't expecting it to be as loud as it was and I haven't noticed any way to adjust it. The angle my doorway is at also meant that in order to get my couch in we had to bring it up through the second story balcony-- not anything I'd count as a negative, but at least a warning to be more prepared for that than we were when moving it in!

Any negatives listed are far outweighed by the positives, though. You can't beat the location or the people, and I've never had a bad experience with management nor any of the people living in the complex. Everyone's just so friendly, and I love that! Such close access to the nature trail section of the greenbelt is amazing, and anyone visiting me has never had any issues with finding parking close to my unit. Maintenance is quick and helpful and the grounds are really nice too; no wonder the spiders love to hang out here!

We really like living at Reedhouse! The location and easy access to the Greenbelt are fantastic! We love the amenities; pool, gym, and clubhouse are well kept and clean. They did a great job remodeling the exterior of the buildings, it looks modern and clean.

The Cottonwood Apartments are great! We've been a vendor to their company this year and Katilyn and the staff are fantastic. They're very personable, easy to work with, and show an enormous amount of class to both vendors and residents. I highly recommend them to my friends and family.

I really liked living at these places and given certain circumstances I would've definitely stayed. The crazy apartment manager, Lisa, that everyone is mentioning has since been fired (thank goodness). The only down side of living here are the amount of ants and spiders that creep into the apartment during certain seasons because you're next to the pond and the river. If you have dog/cat food you'll find about 100+ ants in your kitchen.

Apartments are fine no complaints there. The problem with this establishment is from management. I would consider another complex that isn't known for shorting other companies money. Lisa is the lady in the office to steer clear from. Plenty of other places to give your hard earned greenbacks to. We lived here for a year and I had a friend who did some work for the complex and was never paid. Stay Away if possible
