After excitedly inspecting a house for sale, my husband and I were told by the listing agent (who mentioned during our inspection that it was her dream property and she could imagine living there herself) that the vendors (who we know as personal acquaintances) were eager for us to purchase it, so we went ahead and made an offer in writing with the understanding future negotiations to finalise a sale were forthcoming. The agent advised us our offer would be forwarded to the vendors, that a list of sale inclusions would be promptly produced for us, and she would keep us posted on any forthcoming developments. We immediately began actioning our 'plan a' fundraising strategy by listing some local investment properties with another prominent high-achieving agent at prd (and who happens to be a close colleague of the listing agent) and also looked into alternative 'plan b' options of quickly raising finance, should the listed property sales and/or gap amount lending not eventuate.
We were advised in the week after making our offer and trying to chase up the inclusions, that the inclusions list that had been promised to us had been 'misplaced' and another one would be compiled and forwarded to us asap.
Some time later we were driving past the property to imagine and assess the possibilities of it becoming our ultimate forever home, and noticed the sale signboard was missing. And we had still not received the inclusions list. After making several unanswered calls and leaving messages for the listing agent we failed to make contact with her. In frustration, my husband then called the agent managing our sale properties (one of which was now under offer) and he advised us much to our amazement that the sign had been removed as property was now sold. And it had been purchased by the listing agent herself, for $100,000 less than the asking price of $1.585, and a forfeited commission.The listing had been immediately removed altogether from online sites and there was no information to be found on the property whatsoever. The agent not only failed to notify us of her intention to buy, and of the accepted offer she had made, but she avoided all communication from us for weeks after we discovered she had bought the house. It was only after withdrawing our own property listed with the agency and strongly worded conversations with the licencee of prd (who agreed we were justified in our outrage yet defended his agents actions as within the boundaries of real estate practices) that we finally made contact with the listing agent, who offered an weak apology and excused her actions as a misunderstanding of our intention to negotiate with the vendors and finalise a definite sale for the full asking price. She said she assumed we weren't financially capable of buying it, and as the vendors were good family friends of hers wishing to sell quickly, she just went ahead and bought it. Which doesn't explain why she wouldn't answer our many calls or return our messages...
After calling the regulatory bodies for advice on the legalities of the agency's conduct, it turns out that what occurred was within the law due to the fact that our offer had been forwarded and sighted by the vendors, not withheld from them. But it was highly immoral, sneaky, underhanded and arrogant to lead us on from the outset, talk up the likelihood of a sale to us, treat us as genuine buyers and tell us we would be kept informed, agree to list our investment property for quick sales to help raise finance for the house purchase, then suddenly take action that unfairly disadvantaged us by not being able to make a counter-offer, and condescendingly admit we were never actually taken seriously.
On the surface all is charming, polished, professional but the reality is these people are very, very two-faced and are only out to look after no. 1, so beware and take some experienced advice: don't trust these guys, AT. ALL.
will try to get money from your bond even if you leave the house spotless, there's 1-2 nice people but some real nasty vindictive ladies

I recently stayed in a Holiday rental through PRD Nationwide Shoal Bay, the duration of our stay was for 3 nights. The rental was supposed to have a cot provided for my toddler to sleep in but it was not provided as confirmed in my previous correspondence. Instead, I moved one of the beds slightly and carefully against a wall so it was more secure for my son to sleep in. Before leaving, we cleaned up the property and left it in a clean state as we found it. We did not make the beds as we knew the sheets would be washed and remade. I was shocked that after a week, i received a phone call from PRD stating that they want to charge me a $300 housekeeping fee as their cleaner said the house was not cleaned before we left, which is not true at all, we left it exactly as we found it, if not cleaner. I asked them to send me photos to prove what they are claiming as I do not agree with this claim at all and I am still waiting for the photos which I doubt I will receive. Also PRD advised they will need to hire a handy man to come back and move the bed from the wall (this sounds completely ridiculous to me) I have stayed in numerous holiday rentals with other major real estate providers including LJ Hooker and never have I been accused of leaving the house in an unclean state. It appears this company is deceitful and tries to make money from your bond with false claims. Highly disappointed by this and will no longer use or recommend PRDNationwide in future.
Possibly the worst letting agent in the Bay and I ve dealt with them all! Shocking exit from a property we were at for 4 1/2 years. Didn t get a exit inspection but they knocked money out of the bond for a hair that was left on the toilet! And they inspected a week later! God help the tenants that moved in. Stay well clear unless you want to argue about very petty issues!
We have been with Prd now for around 6 Months,Tara Mellor looks after us and does all our Inspections on the premises we rent. Any problems are fixed straight away or a solution has been made quickly leaving both parties happy. Tara makes us feel very welcome as tennant's we couldn't be happier with PRD.

All the staff at PRD have a great can do attitude, and it was truly a delight working with everyone from the initial consult right through to final exchange of contracts. I was exceptionally unhappy with this service. I booked accommodation for my parents as a birthday gift for my dad. I let PRD know that I was not the guest and I would be overseas at the time of the stay, and gave them my dad's details. I repeatedly got send text messages and emails about where to pick up the keys, check-in time and then received 4+ messages about "only one of the 2 keys being returned" - I chased this us with my Dad who said both keys were returned at the same time and the whole thing was weird. He reported that the beds were unmade on arrival and they had only provided one set of bed sheets for the two bedroom unit. And the bathroom was uncomfortably too small. It was meant to fit 5 guests - my parents said they wouldn't stay there again.

They successfully alienated my wife and I as buyers with their arrogant self-belief, poor service and lazy approach to intermediation. One only needs to look at the multiple unsuccessful attempts to sell one of their own houses since, we believe, 2005 to get another perspective.
Having enquired about 4 properties within 2 weeks they have not followed up, suggested other properties on their list that tick our boxes. One receptionist quite disdain another very helpful. Disappointing.

Leased a storage shed from these so called professionals, and im using the term loosely, for over 3 years, Ive had at least 6 occasions where ive received a call or letter saying my payment hasnt been processed and im in breach, then after wasting an hour calling i end up with a refund or some lame arsed excuse, my advise, dont lease a carrot from these people

I was so impressed with Tara Mellor as my property manager of my investment property in Nelson Bay. Having self managed my property for a number of years, it was such a relief to have Tara dealing with all the day to day issues. She always called and consulted with me when issues arose, but I was impressed that she would call with a solution, rather than just a problem. She has a great list of trades contacts and was able to get issues resolved quickly, and at a good price. Tara was good at vetting tenants and always made sure rent was paid up.

There's people are very professional. We purchased a unit through them and at all times we found them efficient and informative. They responded to communications quickly, always found time to fit in with our needs and sourced extra information for us. Once settlement was finalised we found a delightful gift pack from them in the unit.

Had to cancel my booking 5 months prior to occupancy date, due to unforeseen medical circumstances. Begged to have my holding deposit (not booking fee) returned,but was told I would only receive half the amount back. This was a genuine compassionate reason.
I m not in the habit of cancelling bookings, and I am not impressed at all. I will never use PRD again and will not recommend them to anyone.
