Crooks! Failed to return my security deposit within the state-mandated 45 days and did so (only once I reminded them) with bogus deductions.

Their lazy management style will leave you with broken appliances/services and a poorly-administered property. They performed no on-site inspection when I moved in, presenting me with a home that had several broken window locks, paint splattered everywhere and crudely covered-up holes in walls and cracks in paint with a noticeably different shade. The move out inspector noted that I might have to pay to clean the microwave; for this they kept over $200 of my security deposit. Despite their seemingly mandatory cleaning price tag, they failed to remove the pet hair from the carpets from the previous tenant which I continued to sweep and vacuum up until the day I moved out. In general they kept annoyingly limited office hours and were very hard to reach by phone; they rarely returned my emails or calls and if they did it was days late.

The management seems to forget that they have a rent-paying tenant in the house until it becomes convenient for them. My heat broke; I called the man who showed me the house and he told me he "doesn't usually deal with those things, but would help me." I had to personally coordinate with the heating company and when they arrived I was surprised to find I had to pay for the repair. When I spoke with the landlord, they seemed surprised to hear that I had any problem at all, and were very reluctant to reimburse me. Their contractor DID NOT EVEN fix the heat, and I had to rely on the landlord once again to figure it out.

The final insult was, when in my tenth month of living there with zero issue or late payments, I was 2 days late to pay my rent (which must be paid by check; no electronic option exists). Despite my track record and perfect credit, for this I was granted a 15% late fee and 2 threats to take legal action against me if I did not pay up. These came in the mail - no phone calls. They are content to conveniently not warn you if you are about to be late.

Since the home was structurally sound, reasonably clean and in an acceptable neighborhood with fair rent I won't give them one star. Their inarguably illegal conduct and apathetic style made them an absolute dread to work with. If you're looking for property in Hampton Roads, look elsewhere.
