Sickening, we lived in a condo for 8 years, they never replaced anything, did refresh the paint on the walls, repaint the walls, amongst other things. Oh, and let's not forget all the ILLEGAL fees they charged over the 8 years we lived there! We replaced appliances. We move and they redid the WHOLE inside, figures. I wonder if the owner of the condo knows about all the ILLEGAL bs you charged. If there was a negative I would surely put that!!

Tom and Maria helped me out! Got me a apartment on short notice and Tom worked with me on rent! Those two are life savers currently up in the air with a security deposit issue, not to all renters read Read READ your leases carefully!!! A 30 day written notice is NEEDED at move out EVEN IF the lease is from Sept. 1 to Sept. 1 a notice of not staying is needed. Over all I loved my apartment and building, great neighbors and convenient location, if you need help or talk with someone from LPM to contact Tom or Maria personally do NOT CALL office

I worked with Tom Witteveen for 3 years while living in Holland, MI. He supported me in finding just the right home and I lived there and loved it for the entire time. He is always responsive and helpful no matter what I needed. If ever I relocate back to the area, Tom would be my first call for assistance. Great Job!

Very dishonest and shady, while i was living in the unit i requested that mold be investigated and repairs done, and the unit be painted, and carpets cleaned that was never done. Once i moved out i received a bill for the repairs that i asked to be done while living there. I will never rent from them again only gave a 1 star because thats the lowest i could go. My next call is to the news and the city of holland. Good thing i keep records. The bill even changed the dollar amount of my original deposit to a lesser amount.

We listed our duplex with Tom Witteveen and had a extremely bad experience. After managing our duplex for over 10 years with little to no maintenance fees (and having lived in it) we were astounded to see that every month Tom had a multitude of charges ranging from home expenses to attorney fees, etc. During each of these transactions we never received multiple quotes, but simply one quote from one vendor after Tom had "fixed" the property. I have absolutely no doubt in my mind that we were ripped off repeatedly and unfortunately were too far away to deal with the hassle of switching. Top that off with a serious lack of communication and negligent client service, we would never recommend this company. EVER.

Below this current review I my original review from years ago when I rented with lakeshore, I had a great experience. But today I am decreasing my star rating from 5 to a 3 because my sister moved into an apartment at Ambertrace over a year ago! 1year and 3 mo ago to be exact. One month after move in there was a leak in the ceiling from roof water and a section of her ceiling fell in causing water damage to drywall on her entryway wall. The sent a repair person to fix/ patch her ceiling and drywall on the wall but they ve never come back to paint the ceiling or wall. For over a year my sister has had this bright white large patch job on her ceiling and wall and after repeated requests to have it painted, it still isn t

Professional, Honest, Clean and well taken care of rental units! I rented with Lakeshore back in 2009 with a great experience. Maintenence back then was always fast. Office staff were nice and helpful. When i moved out of that rental in 2011 my security deposit was promptly returned to me minus a small amount for a door frame fix that was MY fault but the charges were HONEST! It's now 2018 and i just worked with Emily to rent a unit for my Father. The application process was prompt, good communication. Again a great, well kept unit. There was a cracked window for which they fixed on thier own initiative, i didnt even ask them. Any bad reviews must be a glitch in communication on the tenants part and a bad review out of anger. I would recommend Lakeshore properties and trust them fully!

I'm so sorry for the experiences the other reviewers felt they had. Maria couldn't have been more kind, patient or helpful. We felt she went over & above what she had to for us. Only thing we felt could have been a bit better was when we reported the door lock not working properly. She wasn't unkind or unpleasant but we felt we shouldn't have had to try other keys, etc before having maintenance fix the lock. We would deal with Maria again in a heartbeat.

Six months in and I m pretty happy when I first moved in I have some concerns and they were quick to address them and make sure that everything was taken care of. I ve had zero issues with them love the property that I live in and all things aside they listen and that s the important part. I definitely recommend them since they are the largest property management company in West Michigan. You definitely have a lot of room for growth or moving around without starting up with strangers. 4 stars bc you have to drop off a check and sometimes scheduling to get into the office to do that is a hassle. But if they had a app or something that would be awesome all things aside of that I recommend them.

Contacted them for a showing on a property, was told I could only come between 9am and 5pm because they don't work past that time and also would not show on the weekends....I told Emily that I was not available until after 5 because my finance did not get out of work until then and wanted him there with me. Her response was "do you have a lunch break" I could come then or go to the showing alone and video tape it and show my finance. I would think that a business that's trying to rent people homes should be more professional, flexible and understanding that not everyone sits behind a desk all day and gets a hour or 2 lunch break or leave whenever they want to so that they can fit into these people's tight schedule. Also was told that if I wanted to fill out an application I would first need to give them $950 in the form of a check or money order, if it was a money order leave the who it's for spot blank just in case your not approved they can cash it and give it back...what? This place is super sketchy! Never again

Slum Lords. That's what they are. Sure, the tenants next door can be selling meth to people also in the apartments as well as drive up people honking horns and blasting music at all hours of the day and night, but by god you hit 5 days late on paying rent and there's a 30 buck fee and an eviction notice on the door. You need stuff fixed? Good luck with that. Stopping by 2 weeks later and without any notification? yep. pretty standard. OH. And forget about asking to talk to a manager, as they are perpetually unavailable and the person who answers the phone will refuse to tell you their names or when they'll be in..

UPDATE: February 10,2013

december/january the entire property's parking lot (Oakview Woods) was repeatedly burglarized. Upon setting up a community watch with other tenants, the township sheriff, and the landlord, we asked for a letter to be put out regarding the break ins. Everyone was on board. EXCEPT THE LANDLORD, Who, a month and a half later still has not produced said letter, and as of two days ago, more people here had possessions stolen directly out of their hallways and cars.

When asked why the letter regarding the continuing thefts had not been sent out, their office manager, Cara, quite flatly and rudely said "Yeah, we don't think it's necessary to let people know about this."

Multiple attempts to contact the landlord on his direct cell phone were made, and absolutely no response has ever been given, unless of course litigation or talking to the local paper is suggested, then the response is and always has been "not my problem, talk to the police." and "We have a process.".. (process = wait for the people to not pay rent, because that's all he cares about. not how they're getting him his money or the cost and safety of the other tenants.)

On top of that, we just received a notice saying that if we have our windows open this winter (radiator heat, no air flow, and a lease signed waiver against suing for radon and mold issues) that there would be a $50 fine.

Lakeshore Property Management? More like Mismanagement. Mr. Genzink and his associated business don't want this to be a better community, or a safe one. He wants his money, nothing more, nothing less.

So if you're looking for a place to rob or buy drugs, Stop on by. Apparently you can totally do either here and get away with it, even though they know for a fact it"s going on.

They did not even have the correct number for the landlord we rented a house from. Which made it extremely difficult to have any type of communication with him.

I would never lease a thing from these people. On 2 separate occasions I have been looking for an apartment and went to these people and some woman named Maria in their office was a complete B****. The first time she told me that I couldn't afford any of their properties. I am assuming this is because I have tattoos and piercings because she didn't even bother to ask how much money I was looking to spend. OR if I was employed. The second time she was all pissy with me about how the property shouldn't even be listed as it wasn't going to be available for another week. I'm sorry. Is this MY fault somehow??? Uhm....I'm no rocket scientist, but wouldn't you want people to know about it before you were left with an empty apartment and nobody to pay you for it? 0_o Whatever. They could have my dream home and attempt to pay me to live in it and I STILL wouldn't do it.

I was easily able set up time to view a rental property with Tom who answered all questions or requests I had and was very professional. Lakeshore has so far responded very quickly to any questions I've had, and are fast to any maintenance requests as well. Love my rental home.

Although I was allowed out of my lease early since they had someone wanted my place right away. They aren't very understanding, like to try to charge you for damages that were there before you moved in. Even being a good tenet always paying on time after 5 years and run into some money troubles they won't work with you
