Perfection of an onsite manager - Mrs. Michelle Rivas. From the time I called about the place in Downey to the time of signing my lease to the actual mov-in. There was only one instance when I did not get a call back right away, and I called the office, but this was my fault cause I'm a very impatient man, other than that she was excellent in the whole process. Now here we are at the day after the move in. Late night of the actual move-in I noticed no cold water, I didn't want to text here that late so I waited till about 8 am the next day to let her know. At 1030 Oneway Plumbing arrived and said it's too old to fix and that I will need a new one installed but they need approval from the manager. I received a call 30 minutes later from Michelle, she asked if it can wait till the next day for their authorized service or something of that term to come out the next day, I explained I haven't showered in a day. She understood and 45 minutes later Oneway Plumbing arrived again but now installed my new water heater. This is the way apartment mangers should be, professional and caring about their tenants.

I been living in the apartments that been managed by this company for about 5 years. Last year a required and accommodation to which they were very quick and profession to reply to. It was taken within a matter of a week or so. I was very happy with their professionalism and responsiveness.

I had to break the lease because I couldn't handle "management". Besides towing my car even though it was on my parking space, thief's breaking into the garage parking lot (Supposedly a safe gated community) several times, dealing with the manager's attitude, etc etc. When I finally moved out, management is not returning my security deposit... They are charging me for the paint, carpet cleaning, frigde cleaning and door cleaning. ARE YOU SERIOUS? I am taking this matter to small courts!!! PLEASE BE AWARE. ------Stonewood Village Apartments-----City of Downey, CA. Manager Melissa J. STAY AWAY!!!!!!!!!!

Dishonest property managers and office. May try to STEAL your security deposit!

I lived at L'Abri Management's residencies in Lakewood/Long Beach, CA. The unit I lived in was first owned by J. Scott Saunders. Ownership transitioned to L'Abri Management near the end of my lease with J. Scott Saunders.

Upon moving out of Villas East Apartments on 2525 Carson St in Lakewood/Long Beach and returning a good-condition apartment, L'Abri Management not only depleted my entire $700 security deposit, they also charged me an additional $325 for "painting, cleaning blinds, slight mold" and I was also charged for the repair of a mysterious "hole" that was not seen, mentioned, or noted during the Move-Out Report process! There was 1 legitimate damage to the apartment - a small bleach stain in a small portion of the bedroom carpet and a small knick on a bedroom wall. Certainly not enough damage to deplete a $700 security deposit and an additional $325 for a total of $1,025!

The Judge certainly agreed (see case# 19BFSC03992 at lacourts.gov)! The judge awarded me the return of my security deposit minus legitimate repairs (bleach stain in carpet and small nick on wall) for a total of $560. Thank you Judge! THIS MEANS THAT L'ABRI MANAGEMENT OVERCHARGED ME BY $465.

L'Abri Management has also been extremely dishonest and conniving after losing my civil lawsuit against them. Firstly, attempting to send me falsified court documents (Request for Postponement; SC-150), seemingly an attempt to trick me into not showing up for the court date so they can show up and win. I showed up anyway despite them sending me this - and won.

Secondly, post-Loss L'Abri Management has contacted me both via phone and mail asking me to sign the court's "Notice of Entry Judgment" and send it to them. This goes directly against what the form states "sign and send to the Bellflower Courthouse and ONLY after the judgment has been paid or otherwise satisfied" - which the judgment has NOT been. It is sad that dishonest companies like L'Abri Management are among us in LA County.

If you're considering suing L'Abri Management because they've wronged you, I HIGHLY encourage you to do so! Small Claims Court is easy and affordable and L'Abri Management is extremely disorganized, with what appears to be frequent office turnover.

I've been renting with L'abri Management for 10 years now. They are A1 in property management! Managers are friendly, prompt, and fulfill my every request. When moving they always give me the maximum amount possible from my security deposit. I wouldn't live under any other property management company. I'd give 10 stars if I could.

Tracie Melton knows nothing about customer service...

Tracie Melton knows nothing about customer service. She is a rude women who is only in the business to make money. I tried calling to voice my concerns and issues, in the hopes that we could improve the living conditions of those who rent in the apartment complex, and she immediately gave me attitude over the phone. She also told me if I didn't like how things were, I could turn in my 30 day notice. I guess that's how she deals with anyone who has suggestions to make things better. That is why there is always available units in the complex. Sickens me how companies, and people like Tracie, take advantage of others. What a sad disgrace of a business. I will never again rent from this property management company.

Worst company ever. They don't care about the tenants especially the good ones and they don't give a rats a** about their property managers either. They drag their feet over everything and expect miracles to happen. Pick a more competent company than this place. They just don't care.

I called L'Abri Management around 1000 AM on 9/23/20. I spoke to Jackie. I am going to be as specific as possible because whatever happened to me in this encounter should serve as a warning to others looking to contact L'Abri Management or even have any sort of relationship with this company. I do not know what her role is there, but one thing I know for certain is she is very unprofessional. I told her that I had questions about my move-out report and the check I received. I specifically said "Hi, I am a former resident and I have some questions regarding my move-out report that I was wondering you could help me with?". Jackie automatically assumed that I wanted to dispute the move-out report, and therefore, I needed to submit everything in writing and mail it to their address. I did not mention anything about disputing the amount on the move-out report. So, thank you so much, Jackie, for assuming that of me and starting us on the wrong foot. I thought it was extremely unprofessional and presumptuous of her to assume that, and to also put me on hold multiple times throughout the phone conversation. She simply stated that she was receiving other phone calls that she had to pick up. I can understand why you need to put me on hold, but I cannot understand why you need to make me upset for assuming why I am calling, and then tell me you are going to put me on hold, and actually put me on hold, before I can even say "okay, that's fine".

Nevertheless, I clarified that I wanted to understand further what was included in the charges on the move-out report. Jackie stated that it's all listed clearly on the report. I was charged $255 for apartment cleaning and $149 for carpet cleaning. But, that information does not answer my question. What is included in the apartment cleaning? Did they have to deep sanitize the kitchen? Deep sanitize the bathtub? Or did they simply just vacuum over the apartment? What was included in the apartment cleaning??? If I had that information, then I could better determine why I was charged $255 for it. Nevertheless, Jackie refused to provide that information, stating that L'Abri Management manages over 100 properties and that she could not provide any specific information without details about my situation submitted in writing to them.

Okay then, fine. I moved on to my next question about the check I received. At the time of moving out, I requested to my property manager that the check for the return of the security deposit be made out to me. The property manager made a note of it, but I received a check made out to me and my roommate. I asked Jackie if it would be possible to send a new check but only in my name. She said no. She said "we've dealt with this situation before and it is not possible" to fulfill my request. I don't know about L'Abri Management, but as a person in the service industry myself, that is not how you explain to a consumer the reason for which you cannot do something. If you are unable to provide a service to a consumer, you should explain why exactly you cannot do so. You don't just say "oh, that's how we do things here and that's that". Furthermore, you can always suggest to connect the consumer with your supervisor in case that consumer has further questions that you yourself are unable to answer. Of course, Jackie did none of this.

Either way, it seems like L'Abri Management does not have the capability nor the professionalism to talk to its consumers in an appropriate way. Shame. Rest assured, I will never rent again from a property owned by L'Abri Management, and I will be sure to say the same to anyone who asks me about renting. I spoke a lot about L'Abri Management in general, and I am sure there are some nice people there who work hard and are very professional. I don't want to generalize this situation to all those hard-working people at L'Abri Management. BUT, first impressions are very important, and because of my interaction with Jackie, I do not see why I shouldn't be skeptical about any future interactions with L'Abri Management.

I can only say that the invoice they provided for ...

I can only say that the invoice they provided for charges they were withholding from my security deposit when I moved out of one of the properties they manage were so generic and to me just a way for them to take advantage of people by telling you they can by law and go ahead and take us to court. Requested copies of invoices for what they were withholding and one said "Cleaning" that was it and hand written. Second invoice they provided was "Window Cleaning", also hand written. I questioned cleaning and they said was for carpet, which would be fine but they informed me that since carpet was there my whole time renting of 8 yrs and how long before that cause it wasn't' knew when I moved, they were going to replace it. So when questioned about this invoice they said they had not replaced it were able to clean it, so questioned that still cause saved you money. So they then changed story of invoice to just overall cleaning of apartment. Keep in mind they told me they were gutting apartment and remodeling it in which they did, and I left it clean. Keep in mind that they windows are separate invoice. So how the invoice went from carpet cleaning to then just overall cleaning I don't know cause my copy never changed and if want to get this money back they said they will see me in court. Very unethical and unprofessional company that I have dealt with and would recommend to not use their services.

I place application for studio and I was rejected, which was fine. I issued arises in trying to get my $150 hold deposit back from this company. It s been over a month and I still have not received my deposit back
