About August of 2018 I answered our door to find a very cheerful and personable lady. She introduced as Albert Wells and was a John L Scott Realtor. Asked if I had a few minutes, which I did. She told me she was here to tell me that she just sold a home down the street and wanted me to know a little out the new owner. After a brief conversation she handed me her card and commented on how beautiful my home was. I was very impressed that she was not there seeking a client. I asked her a little bit about the housing market and was very impressed of her assessment of the market. She did not know we were about to list our home and I had been education myself on the market and Alberta's opinion was inline with many we known market experts. I was also very impressed with Alberta's knowledge of our home attributes. I told her we were about to list our home however we had a family member who was a realtor and planned on listing with her. Alberta understood and offered any help I needed, even offered a name of a Lady who did home appraisal and able to verify house square footage. I had told her we were unsure of our true square footage. after a few weeks my wife and I was not happy with our family member's market value and decided to seek other opinions? I received (3) additional market values including Alberta's. Our home is a 2100 plus custom home with (3) out buildings on a secluded 1 1/4 acre. All the other realtors were within 10 - 20K of each other and was in our view very low. All other realtors used comparisons with in a 5 - 10 mile radius and none with the covered parking of ours. Alberta come back with a very professional market value which did compare our home to others with equal land, square footage and out buildings. She extended her search and presented a sales plan on how she would challenge a low appraisal. She also had several homes like ours that she had sold. Her experience and knowledge of the market assured me she could sale our home for what she advised us to list it for. This was 80K over any other realtor. She also explained how she would stage the house to highlight key points. She had taken a course in staging the home which showed when we listed. When we vied the photo angles she had taken, we knew we made the right choice. We followed a few suggestions she made to ready the house. Alberta was on time and prepared for every appointment we had to meet on the pre-open house. Her write up for the listing was nothing less than amazing. Once listed, Alberta keep us informed on how the open house went and after that her communications was excellent. We had all the confidence possible she was giving our home her full attention. We had an full asking offer within (4) days of listing. Again, Alberta walked us through all the process and answered every question and concern we had and in terms we could understand. We closed early and without any issues. We are very lucky that Alberta stopped by that day. Could not be more pleased with Alberta. We highly recommend her, she worked very hard to get us our fair market value. Very positive and upbeat.
