Do Not Waste Your Time!!!!!! Red Tape organization...

Do Not Waste Your Time!!!!!! Red Tape organization that almost made me lose my home!!!!! Disqualified from receiving down payment assistance after weeks of being stringed along which felt purposeful to avoid giving funding. I was disqualified right before closing which caused their partnership lender to require a 10-20% down payment which I could not afford! Almost lost the house and earnest money!!!! I had to seek another lender which gave me a much better deal with no downpayment, cash back at closing, and a locked low interest rate. Please don t waste your time....

Beware! They aren t what they seem. I wasted months time around for them.

Edit: 5 months later, we resumed process with INHP and were again met with the same issues. Took longer than expected to hear back from someone. It took me constantly emailing to get a response. Not what I would want in a lender. Followed their advice from the beginning and then was told I no longer qualified when I was a month out from my lease expiring. They offered one option with HORRIBLE interest rates. BEWARE!!! Not worth it just for the down payment assistance. Left wondering why I spent $35 for someone to evaluate my credit when any other lender will gladly do it for free and promptly. Do yourself a favor and seek out somewhere else, don t think this is all you can get.

We had some hiccups in the beginning but they fixed things and have been incredibly helpful in explaining things and helping us along the home buying process. They are a valuable asset to Indianapolis.

My experience with the staff and contractor at INH...

My experience with the staff and contractor at INHP would be something of horrific. They or unprofessional have absolutely no integrity and aren t helpful at all. I had a roof installed 18 months ago through Olympic Roofing owned by Andrew Malone appointed by INHP, my roof began to leak at the beginning of 2020 in my bathroom which totally destroyed the ceiling of my bathroom and counters. I literally only met the owner Andrew 2x upon installation of the roof and at the end to sign off. This guy looks like....just envision Michael Taliferro, or Bill Dukes you get the picture - BIG and GREASY looking we never had any problems however because he didn t want to own his responsibility in the failure of the poor quality of work his workers did 18 months ago Andrew told INHP he was afraid of me (fyi I m 5 6 and 150lbs) so he made up this fabricated story and lie and said he is afraid of me. To add insult to injury several staff members at INHP shouldn t have jobs. I come to later learn that Andrew has created this false story because he was conversing with several staff at INHP. For those that didn t get approved you dodged a bullet. You should be Thanking God. Poor terrible work ethnic from greedy no talent contractors and terrible work ethnic by INHP staff. The organization is ran by unorganized unkind poor quality people who don t care about the community. I would rather sell oranges by the freeway to pay for any future work I need done before I ever in LIFE go through this raggedy ran down unprofessional organization again. If cut throat were a person......... I had to pay to get the work repaired by another contractor who work wasn t terrible but it wasn t HGTV either. Nonprofit organizations or just as money hungry and EVIL as corporate America trust me I know I have been on both sides of the fence. I am strongly considering filing civil charges on these people. FYI no real professional contractor even works with INHP any non profit for that matter, do your homework people. Go through a real finance company because I have even had contractors tell me they have broken ties with INHP because of the mistreatment and terrible reputation it has developed throughout the years and FYI I am speaking of the Washington Boulevard location. I would absolutely recommend professional development classes, along with diversity training and etiquette courses as well. You ve been warned

This non-profit organization is committed to strengthening our community through stabilizing home ownership. INHP provides education programs, access to discounted financing through partnerships with community lending institutions, grants to obtain/maintain your primary residence, in addition to providing a variety of support services which facilitate homeownership.

They provide, at nominal cost, educational programs for the skill sets necessary for obtaining/retaining a home. These classes include credit building, credit management and credit repair. Additionally, they provide education regarding the basic issues involved with maintaining the physical property.

After successful completion of the educational, and credit rebuilding goals if necessary; INHP in partnership with local banks, assists clients in securing a property and an appropriate mortgage instrument. Through a variety of grant programs they are able to defray several of the costs associated with the purchase of a primary residence.

Residents who own a home in need of renovation or repair are able to partner with INHP for low interest/no interest loans depending on your financial/credit status. A variety of grants allow them to be able to assist indigent homeowners as well as long as their mortgage/property insurance/taxes are current regardless of credit history.

There are also support services available for clients who encounter unexpected financial challenges during the course of their mortgage. Anyone anticipating requiring these types of services is encouraged to contact them sooner rather than later.

The staff is professional, knowledgeable and helpful. Often enough in organizations that provide these types of services, the staff is patronizing or behaves as though they are doing you a favor. The staff at INHP, from the administrative assistant to the loan originator to the service contractor, treat their clients with respect and a willingness to use all of the resources available to them to meet the individual needs of their clientele.

The office is clean, well maintained, quiet and discreetly appointed. After using the phone attached to the wall adjacent to the front window to announce your arrival to the staff member you are meeting; you're invited to be seated in the waiting area. The waiting area is in the building vestibule and has extremely limited seating. After being collected by a member of staff, clients are escorted to small private conference rooms where they are seated. All additional staff to be met with will come to this room to meet the client. Both the very limited seating and quiet ambience of the office, make this environment VERY inappropriate for children.

There is limited free off-street parking available on the side and back of the building. There are a few stairs leading up to the front door. Contact the receptionist regarding a wheelchair accessible entrance.

INHP is a big help when your struggling with trying to afford home improvement needs. They have several financial resources for helping with buying and helping to maintain a home as well as financial classes and some grants for homes in Marion County.

I have contacted INHP several times for assistance...

I have contacted INHP several times for assistance with purchasing a home and for assistance with home repairs. I have had no follow up nor follow through from their end. Thankfully, I was able to purchase a home without their assistance. And I recently noticed they did a third party hard inquiry on my credit but still have not been professional enough to contact me directly to follow up.
