Conflict of interest:

When your management company also provides snow removal, landscaping services, and handles your legal issues is a clear conflict. You hire an management company to manage vendor services and negotiate on behalf of the Board.

What happens when the management company acting as landscaper fails to perform? You hand the issue over to council if the issue can't be resolved right? But if your landscaper is also the company handling your legal would they then sue themselves? Seems like a conflict of interest to me. When the management company is collecting snow removal bids but is also one of the bidders seems to also be a conflict.

Management companies should provide a unbiased opinion to Board members. When you management company is also your landscaper, your snow removal crew, and your attorney it would be extremely difficult to be unbiased.

As one of their professional contacts for repair work, I've seen first hand their handling of HOA work requests. They do a great job of processing repairs needed, and communicating with vendors. Plus, all of their office staff are very friendly!

Lake of handling the residence. They need to work on their employees temper otherwise I wouldn t deal with them at all. Your below respond is professional however in my comment
1- I did not talk about the violation, I talked about your representative attitude and how she handled it.
2- my air rifle is not a firearm as I mentioned before. Please go ask police or search online. Hazard? Bbq, dogs, football, tennis, fire pit all also hazards. I believe your manager is a lawyer and knows that.
3- you representative mentioned she saw me and she is the one who got scared (means you guys take pictures and send violations once one of you doesn t like something not because of receiving a neighbor complaint) and took the picture of me in my backyard by my kitchen s door shooting a very low strong target located half way of my backyard (so no way to any get harts) and she has right to do any action since she is the manager, means my neighbors did not complain and your representative is not my neighbor. In fact who took the picture is a lady was walking behind my house when I was in the backyard. So shall I believe you or believe her?? :).
I would call agin to discuss it but the first experience wasn t good.

Esquire Association Management is a fantastic management firm that is a pleasure to do business with. This company has been so difficult to deal with. ...

This company has been so difficult to deal with. They do not return phone calls. Nor do they provide monthly statements, only when hounded. They provided shoddy work through their landscaping sister company and have yet to follow through with a site visit for corrections despite numerous requests. They never seem to know what is going on. It is maddening! No follow through on their part. Requests for simple maintenance approvals (such as window replacements) can take up to 30 days on their part before sending information to board. This has been a most disappointing experience. I do not understand how this company has received any positive reviews. Did we just fall through the cracks? Did they think we just were not worth their diligent efforts?

Our area in Westfields condo association is maintained by this company. They should never have been chosen. Never have I seen such poor maintenance... drive around or walk around this area and check it out. Horrible.

I picked a middle of the road rating as I have not...

I picked a middle of the road rating as I have not yet interfaced with our new Property Management company. But, as a 20+ year auditor, I see a huge conflict of interest having the Atty and service providers be one in the same. But that is why our Bylaws state that independent Audi should occur regularly. I will bring this to the board as advisement.
I am hoping that long standing contracts can be maintained with existing service providers. If not, I doubt our current board is aware.
It will be interesting to see how this plays out.

Terrible Company. Constantly poking residents for ...

Terrible Company. Constantly poking residents for no reason. I've had auto-pay setup for their HOA fee for 3 years now, and all of a sudden I owe a late fee because their system failed to take my payment. Called them to discuss, they were not helpful, stating that I "missed a payment in November", and I'm not hearing of the late fee until the end of February?

UPDATE, THEY ABSOLUTELY LIED. THEY SAID I WAS NOW ALLOW AFTER THIS REVIEW BUT WHEN I CALLED THEY SAID I WAS NOT ALLOWED AND TOLD ME, NOT ALLOWED DUE TO APPERANCE. Please look else where. Looking to go green nope don't think about it. They will not allow solar panels on my own roof. They do not promote future growth. Self sustainable energy out the door with this company. This company is hard to deal with. They are always looking to make anything you do more difficult for the house you own. What ever it is. It's practically there house and there neighborhood. The reason I got from Esquire was the HOA does not what people to see these panels. Basically assuming it would not look good in the neighborhood.

We agree that it is an apparent conflict of interest, and rude for Ryan to scream at his workers, threaten homeowners and attempt to bully them saying how he will go onto their properties whether they like it or not, mow against their wishes, that he can't be stopped, and then throw snow from the last big storm from the drive onto the sidewalk of the senior couple living their....and then.....leave a message saying he is from the HOA.....no name....misrepresentation may not be a crime.....but it is not honest, AND Ryan w a s indeed hired to mow the grass (and abuse his employees) ...before ...he was hired to run the HOA Manor Oaks Comm Assoc in Millersville and abuse the Residents there....so he can say it was a different name but he can't change his....and he forces and the Bd allowed him to force Residents to join FACEBOOK to get info....and now he has created a portal, ....emails were too simple
