I am the owner of Quality Painting and have been a vendor with Erickson since 1988 My company has the highest rating and reviews with Homeadvisor and the better business bureau This company has excellent customer service with many professional vendors Our company does work for five different management companies and they are the best in the south suburbs Almost all the negative reviews on this site are from Condo associations that were taken over and are in serious trouble and conditions The people on this site live in associations that were badly managed and run down with no money in reserved People should be responsible for their decision to buy in association that is not taken care of I live in Palos Heights and own several condominiums and have no complaints If you want to improve your building get on the board Step up and stop complaining

Debbie Price is very unprofessional and rude. She never responds to emails or voicemails. She told us that apartments are not for people with children. She treats people unfairly and she does not listen to both sides of the story. Do not use Erickson Management!
I have worked with Erickson for over 13 years. The owner and staff are excellent. It s a great company to work for. It s sad to see such awful ratings from upset homeowners that Erickson has no control over. If homeowners are upset by the way their association is ran they should get on the board. Half of these complaints Should not be directed at Erickson or the property managers. We take direction from the board. We have a great relationship with the boards and vendors we work with. I guess we can t please everyone. With that being said I work in customer service and I am proud to say I hear more Complements from homeowners then I do Complaints.
What was once a great management company that would get things done has taken a sharp turn for the worse. Our new account manager does nothing. NOTHING. We have had issues and projects here since December that have yet to be addressed even after multiple emails and phone calls. These people want the money but don't want to put out services promised. We will be looking for a new management company.
Worst Management people ever, Rude. we have been living in Westgate hometowns , we had small problem (leak) from outside (roof) and been leaking into the laundry room. Months been going and playing games that its from the inside. deranging it for months, we pay $300 months fee and nothing in return. We will not accept that. They never answer calls or call back. and blame it on you for not being home when they come out of the blue.
It's nearly impossible to get in touch with someone when you have issues in your unit or building in general. They have a entrance door key that has to be specially made/cut by locksmith and the problem with this is that it takes forever to get the key and it's $35. Additionally the key or maybe the lock is so horrible that nearly every person in this building has had their key break in the lock.
They don't truly care about the properties they manage or who us living there
This management company is an absolute joke! You can never reach anyone for anything! Then when we had a problem in our building that was determined to be managements responsibility not unit owners they refuse to pay for anything or fix anything! Then they threaten to sue us if we do not pay for things that are not our responsibility!
These people are slower then chickens. There cheap, they raise assessments for no reason. They don t help when you need it. They worry about cutting grass instead of building floods. They are CROOKS, don t ever buy a unit that involves them. You can ask for help , just leave a message, no one cares. There a high profit scam! I hope they all get sued one day! Including the board members that are associated with them!
Customer service is terrible and so is the follow through with this company. The receptionist apparently has a hard time answering the phone. I called repeatedly to follow up on several correspondences to both Amy Knight and Tim Heywood. The receptionist had such a negative attitude because I kept calling. I never made a rude remark because she seemed this way in the past as well. I needed to know our account code so that I could access the online payment portal and nobody could assist me until 4 days later. I reported this to management. Apparently, they are already aware of her negativity. Amy and Tim have proven to be both incompetent and rude. If tenants have concerns than as an employee of a management company you should follow up with a response and take the issues seriously or find a different profession. Once the manager got involved my issue was resolved. It simply took 6 months to get to that point. The cleaning crew does a good job in the common area. The landscaping is skeptical. I wish I could share pictures on here. Nobody has responded to the $33 salt charge that appears as a separate line item on my bill each month. What is that about?
Can never get a straight answer. Everyone wants to transfer you to someone else and get off the phone as soon as possible. Either they're overworked and overwhelmed to the point where they dont have time for you or they just don't care.
One star is a lot , Have called 9 times over the last 3 months and left tons of voicemails on Tim Heywoods voicemail asking for a return call regarding on leaking at my condo and no one called back
Have called 4 times over the past week and left 3 voicemails on Tim Heywoods voicemail asking for a return call regarding a wet ceiling above my 84 year old Dad's bed with no return call. Also called the 24 hour emergency number no one has called back. This has been an ongoing issue, they sent someone out a month ago and they never came back again. This is the worst/no response management company I have even dealt with. Would not put then in charge of my worst enemy's home.
What can I say about Erickson Management? All I can say is GOOD LORD!! One of the worst property managements EVER! Just trying to get a hold of someone is a task in itself. 1. They rarely ever pick up. 2. You literally need to call multiple times and leave multiple messages just to get them to call you back. Trying to get approval for work done is such a headache that it will takes months if not years to get anything done that, you are better off paying out of pocket or going through your own insurance. They constantly give you the run around if and when you do get a hold of one.
Tim Heywood (owners' son of Erickson) and property management over at Lawn Castle in Oak Lawn was moved to another position at the beginning of 2020. While he was the property manager, he told us that we should move saying that things were changing but would not elaborate on that when I questioned him.
On a more serious and disturbing issue that has been going on over at Lawn Castle properties in Oak Lawn is the so called "president" Ron Mendyck. He is a psychotic maniac threatening people and bullying them whenever someone calls him out on something and wanting to fight them in the parking lot including a 92-year-old man! Residents at board meetings have asked to see receipts for work being done and has failed to provide any. With Tim Heywood (Erickson Property Management) being at the meeting and hearing all the complaints of the residents and threats, Erickson has continued to let this go on. Several Police reports have been filed against the President of Lawn Castle Ron Mendyck because of threats and wanting to get violent. Again, what does Erickson Management do? Nothing! They ignored all resident complaints. As of December 2020, there has not been a board meeting since February! No zoom, outside, 6 ft. apart. Nothing! What does Erickson Management do? Nothing!! See a pattern. They are useless!
Bottom Line: Would I recommend Erickson Property Management to anyone? ABSOLUTELY NOT! HORRIBLE HORRIBLE HORRIBLE!!!
I can't imagine having a better Account Executive at Erickson than Eileen Anderson. She has been so professional and responsive to our needs and/or concerns. She is very courteous and patient. She's the best.
Erickson handles the management of our condo association.
Service questions and requests have always been prompt and courteous.
Tim is well versed in condo association responsibilities and law. He also refers us to local contractors. Tim and his team provide valuable knowledge and service to our condo board.
I called because we had mold growing in the hallway, no calls back. (Im pregnant by the way) After several attempts our 89 year old neighbor washed the walls with bleach to get rid of mold. I called Dave J. because we need cable lines to be installed, I ve left at least 8 message, spoke with 3 different people and the service department at Erickson and still have not received a call back from Dave. They should have at least touched base with me on an eta. I spoke with Dave 3 weeks ago and he said the maintenance man would install cables, still waiting, still no call back. If your looking for a management company this place is a JOKE, look somewhere else!!!
Completely inept, inadequate and illegitimate business. Owner never returns calls on urgent matters, yet cheats you out of money. Property managers don't do a damn thing, but ignore requests for service, month after month, year after year. I've reported them to Better Business Bureau. They have no right taking money and not providing any service! Nothing but a band of thieves! Abandoned cars on property violating by-laws, they won't do anything about it. A toilet left outside for 5 weeks, they won't contact owner to place in dumpster in order for refuse truck to take. Lazy & ignorant!
Erickson Property Management provides the worst customer service I have ever received. I was so happy when my Condo Association switched to another company. Steer clear!
This is the WORST MANAGEMENT COMPANY I have ever experienced. We are being charges an astronomical amount of money for assessment fees and our building is in HORRIBLE condition. There is currently a rodent infestation on the buildings to the point that you can hear the mice and/or rats running through the walls! They do NOTHING seal holes or correct the problem. The carpet is so disgusting in the hallways it makes you want to vomit. I am going to find a way to report this to the City of Hickory Hills or ABC News or SOMEONE!!!! DO NOT RENT OR BUY A UNIT IN GREAT OAKS CONDOMINIUMS!
Wish I could give a zero. Steer clear. They are our management company and the manager rigged our election absolutely. I knew who voted for who. They are lucky I didn t sue them. A rigged election is illegal.
Erickson handles management of our townhome association of 220+ units. I have had nothing short of excellent seevice from them, especially while Eileen Anderson, our current rep, has been in charge. Water leaks were handled professionally and promptly. Service questions and requests have always been prompt and courteous. And interactions with our Board are well done. I feel very lucky to have had such a good management company serving our complex!
