This is my 2nd loan through CIVIC FS. I'm a return customer by choice! This loan went through even faster than the 1st and the application for a repeat customer was short and sweet. I love their terms and the ability to extend for six months for such a great fee. CIVIC FS beats the conventional loan market because they are not restricted by the craziness of compliance protocol. Reviews are very quick and Eli is on the ball and at my service. Above all else, CIVIC FS rewards me for having a credit score above 760 with a better interest rate. You all Rock! HI FIVE!!!

I had a client that needed an investor fix and flip program to purchase and rehab a property in Kailua on the island of Oahu. It was a foreclosure sale with a short closing timeline. CIVIC delivered for us. From my initial inquiry about loan products and procedures, to the conference call Jack did with my clients, and through loan closing; CIVIC's service was impressive!

As I had mentioned it to Kendra, our loan officer, we enjoyed the experience. It was painless and Civic delivered on what they promised. Civic recently provided and arranged extremely difficult financing approximating $10 million. Even the CEO got directly involved to make it happen! Excellent in-house escrow services, too! Highly recommend and will definitely use again!

I never give reviews as business is tough, but I must share this experience so other borrowers do not fall into this trap. My firm does a LOT of hard and traditional debt.
Borrowers BEWARE. If you need a loan for rehab, do NOT use this group. Besides being late for docs in closing by a few days in a closing time that was VERY easy to hit (thankfully our seller was patient), Civic does NOT disclose nearly at all from Day 1 the borrower is to pay 100% of the purchase debt + renovation debt! The borrower is paying for money he does not have. Additionally, Civic does not give full draw request amounts but % (Civic does not release renovation draws in full until they meet the maximum amount of renovation loan committed). ALL OTHER LENDERS we deal with charge you for the debt you USE. Not 100% of the renovation debt you have yet to request.
There are a TON of other non-traditional hard money lenders out there. Civic came to me due to our deal flow amount and I told the rep Brian that I would give Civic a small loan as a test that was a "LAYUP"in basketball terms; Civic missed the shot.....airball.

Closed with the pricing quoted, on time and no gimmicks. Truly a professional organization. Jack and Vanessa are a credit to their trade.

Doing business can be challenging, so you need a partner that is committed to excellence and willing to work hard enough to achieve that end. If that happens, your results will shine in a competitive environment. We work a lot, more than most, but we do not outwork this team - Neither will you!

Very professional and friendly, however BE AWARE OF FEES about 5-10k origination fees and if you do a fix and flip and pay it off before a year which is what you generally do they charge you about 7k for paying it off early so just take about 15k off your profit. Read the fine print

Found a real lender and closed in 5 days! Stay away from CIVIC FINANCIAL, they might loose your deal since they have an assistant for their assistants. Too big and will fall like the banks did!
