We moved to Carlmont Heights about a year ago and we've had a great experience! It's quiet, well maintained, pretty, comfortable, lots of parking, safe, etc. etc. The manager, Rob, has been so helpful and friendly, he's always responsive to our needs. Frankly, we couldn't be happier with this apartment complex. Would recommend to friends and family without hesitation.

I lived at Carlmont Heights for 1.5 years and thoroughly enjoyed my time there. When there were items in the apartment that needed to be fixed, maintenance was prompt and courteous. There is a manager that lives on site that is very friendly and always willing to help out or answer questions. My apartment deck had a beautiful view of the hills and I could see the Bay in the distance. I had a large one bedroom with beautiful vaulted ceilings and beams. The grounds of the property are quite simple but well maintained. They have a pool in the middle of the complex that was so wonderful during the summer. The clubhouse has a small workout room, sauna, lounge area, and a pool table! Recommend this place is you like peace and quiet in the hills!
Rob is hands down the absolute worst apartment manager I've ever experienced. He's not mean, but completely unprofessional and mismanaged. He openly told us about the personal business he runs on the side, which is why he's not always on top of things. Unless you mention the word "mold" nothing will ever get done when you require maintenance, they'll just fix it when you move out. When you put in your 30 days notice they start showing the apartment right off the bat. Now I will give them credit for giving 24 hour notice, but they don't always follow it. About 2 weeks before out 30 days were up, Rob and one of the owners showed up to our apartment with no notice, claiming they needed to look at the kitchen for "advertising purposes", which would be fine if Rob and one of the maintenance guys hadn't done this exact same thing a week earlier. My husband, who had worked all night, and baby were asleep so I asked them to come back about an hour later. They straight up said they couldn't, it had to be done now. I should've stayed firm with my no, but I wanted to keep things cordial during the move out process.
The neighborhood is great and the complex is full of a lot of great people. The maintenance guys are absolutely top notch, but management, specifically Rob, is an absolute joke. But after meeting the owner, I really can't imagine they'd be able to find anyone better.
Look, in this area you have to find the best price for you, but document everything Rob says and keep ALL emails, his other business is his priority and you can't trust that.
Great neighborhood, great maintenance guys, but horrible ownership and management. Renters beware and don t trust a thing management tells you, but if you choose to live here know your rights and don t give them an inch, because they will take a mile.
Ivkivd living here. Have been here 6+ years. New manager Rob is great. Up in the woods, trees all around. Granite countertops, wall to wall carpets (wood in some units), real wood cabinetry, view of the Belmont hills towards the Bay, Pool, gym, club house.
Big fan of Carlmont Heights apartments. The location in Belmont is great (quiet, but still close to shopping, restaurants, and 101 and 280 Highways). The apartment complex is quite nice, with a pool, a clubhouse, fitness center, and several grills for anyone to use. We lived here for 2.5 years in a 1 bedroom apartment, and when we wanted to upgrade to a 2 bedroom apartment, there was no question that we would stay.
Also, big shout out to the apartment manager Rick. When our internet wasn't working in the new 2 bedroom apartment, he went above and beyond to get it going, grabbing his own modem to check if where the problem was and then unscrewing the wall cable fixture to show the hidden (working) cable behind the wall. Thanks Rick!
I stumbled upon Carlmont Heights and sure happy that I moved in! I had been looking for two months. Rob is the property manager and I appreciate how s runs the apartments. He not only cares, but his attention to detail is really appreciated. When I moved in, I just notice some wear and tear, and he and his team was responsive and professional. Additionally, I am appreciative that Rob screens people thoroughly. I have a dog and brought her in to have Rob meet her before we signed the agreement. That s important and I wish other apartments would check for temperament. CH is a quiet, and professional community. There s a sense of community with couples, singles, and families with small children.
The only downside is apartments are older and so the walls can be a little thin, however, my neighbors are super kind, conscious and we aren t having loud parties.
I have to agree with the previous reviewer on all fronts. Our electricity bill for the last 3 months was $15 a day(!) with ambient room temperature of no more than 69 F. The bathroom is the worst because there is no way for warm air to get there so the temperature in it hovers in the low 60s. It is a torture to take a shower - you constantly feel like you are living in a dungeon. Don't trust a couple of good reviews about the new manager Rob. They are solicited and not true. When we just moved in Rob was pestering us for a couple of month to leave a good review on sites like Google which we found odd. I am glad I did not cave. Rob is a two-faced Yanus. If you only have to deal with him briefly he seems normal. God forbid you have to address an issue with him or point out to his wrong doings. He turns into a mean screaming machine. But this is not jut it, he is also vindictive and he is deceiving tenants. He is engaged in false advertising (it is not clear whether he is doing it on his own accord or on instruction of the management of Carlmont Heights). When he was trying to lure us as tenants he assured us that the pool at the property is heated in summer, the tennis court will be repaired shortly and the clubhouse is great. I just heard from the management of Carlmont Heights a couple of weeks ago that the pool is NOT heated, ever, and there was no intention to repair the tennis court! The clubhouse is not usable half of the year because it is freaking freezing as it is never heated. Basically we are paying for the facilities that do not exist! Looking back I can say that any other apartment complex in the area we saw is a better choice than this one. They either do not have facilities and so we'd pay hundreds of dollars less per month or we'd pay a little more but we would have the facilities.
The experience that we have at Carlmont Heights Apartments was the worst ever for me and my family. We get the top floor apartment that in summer was super hot and winter it is impossible to warm up. Our electricity bill was 200$ and also we pay utils 200$. The electricity power went off several times during our 6 months staying there. Please be careful. They also come up with so many charges after we move out. We left the apartment in better shape than we got it but still they keep half of our deposit.
This is the worst apartment complex I ever lived in and I lived in many. First of all, I moved here thinking I could save some money - boy, was I wrong! Even though I pay in rent less than $3,000 the electricity costs per month are $400 minimum! (I say minimum since we stay at $400 only because we work full time, come home late and out most weekends, keep our apartment at 68 F when we are in (obviously switching off all heating when we are out) and we have new windows and balcony door so there are no drafts). We talked to several neighbors who like their apartments a little warmer, you know, small kids and such - they pay over $500 a month! Mind boggling! My previous rent was a little above $3000, but the electricity bill was never more that $80! The problem is that Carlmont Heights roofs has NO insulation whatsoever, so if your apartment is directly under a roof (which is 50% of all apartments here) - you are screwed big time. If you think the situation will be different in summer - you are wrong. Since there is NO insulation it gets extremely hot inside. If you touch the ceiling in summer - it is hot to the touch! So you will then need to buy an air conditioner and waste your money on that thing running constantly. I can't remember a day when we felt comfortable in our apartment temperature wise. Second of all, I don't think there is insulation in the buildings anywhere, because walls and floors are paper thin. We hear everything! When our neighbors below switch on a hood above the stove in their kitchen we hear the deafening noise AND the biggest portion of the smell and smoke goes into our apartment, not outside. On top of that he buildings are old, the smell inside is musty, mold-like. I can't wait for my lease to contract to end to get out of there.
