any less than one star I would! Private vendors and 1099 workers Beware! I worked as 1099 contractor I have been trying to get paid for months! No response from axis apartments on Lexington road no response from anyone in accounting no response from any emails! Invoices turned into manager, manager confirmed invoice and after that it is completely silent on there end! I have tried contacting multiple people and e mail multiple times with no response to anything. Do not do not do not work for them! I am going to end up having to take them to small claims court or the labor board over this and what little money they did owe me from good honest work! This could have been easily remedied over several months but once I hire a lawyer it's gonna get a bit more expensive for them! Pay out your vendors and workers! Do not do not do not rent any properties from this management company or do work for them!

I'll agree with the other person who reviewed Anderson at Clairmont apartments located in Atlanta, Georgia and say that this place is not worth paying the money to live at. If you're reading this review or any of the other reviews, save yourself and choose a different place to live--it is NOT worth your time, money, or energy. I have been unhappy with B&M since the management changed from Archstone, but today just topped it all off as I walked into the leasing office to retrieve the second set of keys that belong to me only to receive a nasty look from the manager along with the response "Why don't you just go copy the key?" It wouldn't have been a hassle to hand over the keys that are rightfully mine until June 2014 but the property manager obviously would rather treat his "customers" like they're inferior than to do his job properly. I do not appreciate being treated in such a way by the office staff when I pay as much as I do to live in this apartment when I already feel like it isn't worth the money. When Archstone owned the property, you were always greeted with smiles walking into the leasing office and now they just sit at their desks and give you the "what do you want" look with an obvious attitude. I regret resigning my lease for another year because now I am stuck here until June to pay rent that is too high and to deal with a staff and an ENTIRE company that does not care about a single one of their customers--unless I want to pay an outrageous $2700 to break the lease. It is obvious that the company does not care that their staff members at most of their properties treat their customers poorly since they are known to never return phone calls or acknowledge anyone's complaints. Until they do, they will just continue to receive bad review after bad review and lose more and more customers.

Beware Vendors : I am a vendor for the property Ascent Arboretum in Austin, TX and have an outstanding invoice since July 2018. I have reached out to the property manager on numerous occasions both verbally and email, with no help. I have called the corporate office every month since August 2018 and have left numerous messages with the Accounting Dept, where the recording informs you that someone will be back in touch within 2 days. It has been over 180 days and I have yet received a call back, email or even a letter. Future Vendors BEWARE of this property management.
I lived in the Verandas @Mitylene for almost 6 years until October 2020 - December 2020 would ve made 6 years. My apartment living experience was so peaceful & I felt like a valued & important resident. Whenever I needed something from the leasing office it was simply not a problem and I was well taken care of each and every time I needed something from the office or from the maintenance department. Out of my almost six years at The Verandas, 2 of them were spent out of the country, but while I was out of the country I still kept my apartment so that I could have a place to come back to when I came back to the United States. During the time that I was gone, I didn t worry about anything with my apartment because I had some very friendly neighbors and the leasing department and the maintenance department were wonderful in keeping an eye on my place while I was gone. I would like to give a great big shout out to Todd Marable & Shawn Robinson from the Maintainence department for always coming to my rescue when I needed something repaired in my apartment. I would also like to give a shout out to Stacey the property manager for always being so kind, helping me in some questionable life moments & for always fulfilling my few requests. If I can give this property management below zero stars, I would, because everyone who has tried to contact this corporation knows that nobody can get in touch with them. I can talk about everything that s wrong with this company who owns and manage 7 Square, but just to name a couple; First off, they owe our landscaping company over 8 months of services, and basically a contract that s worth over 20 grand. I know for a fact, that i am not the only person or company or vendor who this property owes a check to. I have not received a single payment since i have started to work with them. Vanessa was pretty much one of the two people who work for this company, to make me feel like i actually did matter. Second, i ve tried to contact these people for the balance that they owe me through every single matter that exists, email, phone, leaving a voicemail, mail, facebook, a demand letter for the balance, etc. B&M management can t run a business, and I am beyond upset. And angry can t begin to describe how i feel. Because of this issue, i have become less responsible for my own payments and it isn t because i want to. I wouldn t even recommend this place or anyplace ran by b&m to anyone, not a vendor nor a customer. B&M shows no effort in contacting us back, and this is the last method I got. If I get no attention over this for them to contact us, they will be hearing from our lawyer soon enough regarding my rights and the contract. They have no care about anyone else s interest but their own.
Verandas at Mytilene Apartments Black Mold, Broken drawers on cabinets glued, cracked appliances, 4 times my air unit has flooded my floors, water underneath floor because of all the leaks, kitchen sink backing up almost overflowed 2 times, dishwasher flooded kitchen. Rent is way to high for temporary fixes. Maintenance is in my apartment at least 2 times a month for almost 2 years.
I am a real estate agent in Texas, and I referred two clients to this property. Since they leased, I am owed a commission. It is over 6 months, and I still have not been paid. This is NO way to run a business.
As this moment I am in awe of the lack of follow up this LLC provided. Brandemere Apartment in the city of Winston Salem and the state of North Carolina, operates however they choose. They have a property manager, by the name of Jennifer that is never in the office. An assistant manager that operates on her behalf every day, but has no answers to provide, except she is the paper handler. There have been issues that I have had from, repairs not being done on a dishwasher that needed a hinge, so the entire dish washing unit was replaced, and rent was refused until I paid the bill. I left messages for this issue with B & M and never received nothing more than a continuous message from an operator that stated I have reached their message center and they will get the message to someone. Now there is a pest issue that the leasing company is stating I caused, though I have been there going on 5 years and never caused any problems. The pest control company stated the apartment was handling the bill, the assistant manager never discussed a bill ,but now are stating I must pay due to a non renewed addendum that was signed year 1 of my 12 month lease. There was no renewal and the assistant manager that was signed with quit. I was given a week to make an agreement which I explained in my message left for B & M, would not be made until I spoke with corporate. I do believe it is either time for a lawyer or BBB or both.
7 Square apartments located in Houston, Tx. managed by B and M Management is horrible to say the least. The office staff is very unprofessional, maintenance gets nothing done. I've voiced my concerns several times, even spoken with the current property manager Diana Craven, everyone there seems to only be there for a paycheck. If several tenants and prospects continue to leave negative reviews you would think management would do something to make it better. No need to elaborate, all I can say is pictures are worth 1000 words. See below....when you pay over $1000 in rent alone here in Houston you would prefer not to come home to filth and a feeling of disgusts! Future prospect, save yourself the headache.

I have lived at this location for four years, and in this span of time, the property has been taken over numerous times. I tend to be a very silent, out of the way resident, meaning, I signed my lease and there are no issues. The occasional maintenance request at most. Despite being an ideal resident for four years, any time that I've had to deal with the leasing office has been disastrous.The customer service is disturbing lacking and the employees lack serious knowledge about anything you ask them. There is never a single management person on site when asked for. I've come in at random times and there is barely anyone in the office. While I chose to look past this, the real issue began when the property started their pathetic security attempt for parking. Now if your property gates are broken 90% of the time, how can you advertise a gated community? Lets put all that aside, and talk about your communication, or really lack thereof. You decided we all needed parking passes, but according to your staff, your method of communication was to sneak a letter under our door or to email us. When I asked one of your staff members, she told me, "oh it's on facebook." Excuse me? First, this is the most unprofessional method of communication, and second, I went in to check after the fact, and sure enough, there was nothing on there. My roommate and I dealt with this regardless, despite the fact that we work at the exact office hours (which always seem to change???) and got the pass. However, here is the thing: you want our guests to have passes, but what if our guests come, unplanned, after office hours, and end up staying over? You mean, similar to being a child again, our guests have a curfew? Furthermore, your parking spaces are a disgrace and the fact that my roommate's tiny smart car barely fits is evidence enough that you have the worst parking spots. You had my car towed the night before I moved out to south Austin, and made me pay $200 to get it back? When I asked your staff, the rudest man provided me with little help as possible. I pay you $1200+ in rent and THIS is the service you provide? I asked your towing company about why they don't seem to communicate that double parking is a problem, and apparently you told them you sent us all notices? I've been in my apt for two weeks, I check my mail regularly, and my email, and nope, not a single thing. At this point, you can imagine how upset I am. I had explained to your staff on multiple occasions that I am dealing with family emergencies and am therefore moving out. The lack of proper customer service and insensitivity was eye opening. Now here is the thing, everyone in your lot double parks, why? Maybe because your spaces are so terrible, we all have to. I had to not only because I was moving out, but also because in the middle of the nighted, I'd rather do that then get attacked on your property. I've already had someone get into my car and steal my wallet and phone, hit my dad's van, and now this. This is extremely pathetic and I cannot believe I ever recommend you all to my friends. I will never again recommend you to anyone, and will ensure that I cover all my social media basis to make others aware of your terrible business practices.
MANAGER TIFFANY MOSELER LIES ABOUT REFUND AFTER APARTMENT MAINTENANCE MAN SQUATS IN APARTMENT FOR OVER A MONTH!
This process has been going on for over 2 months now where a maintenance man moved into my apartment that I was paying for while living in a different state. Tiffany Moseler admitted fault and informed that that the Regional Manager would give me a refund in full. After submitted the documents requested I received a refund check of $50 which only covers the return of the remote. I have attempted to call and the phone just rings and goes to automated answering, and email on numerous occasions over the past two months. Its extremely discouraging that it seems after promise, I will not receive my refund but even more notably maintenance workers are entering these apartments living there and the management company B&M management isn't taking responsibility. In the emails below it seems Tiffany Moseler is more concerned how she will be perceived professionally than working to resolve my refund which is also promised below.

HORRIBLE! You can not call them, you have to email. They quoted me one fee and I filled out the app and paid over 200 for non refundable fees. The next day they called to say I was approved but the apartment went up by 112.00 per month because I did not move in yesterday! What? I wasn't approved until today.How could I move in before I was approved? I was given the option to either rent the apartment for 112.00 more or lose my 210 app fee and admin fees. CROOKED!
This company runs the Arbor Gates apartments in Fairhope, AL. The property is constantly run down, takes them forever to fix anything and the manager of the property (Ashley) is very rude. They treat the residents terrible, change the rules at a moments notice. Its not an enjoyable experience at all and I do not recommend moving into this property. They sell you on the amenities of the complex and everything needs repaired or upgraded. They have a poor rating with the Better Business Bureau as well.
I am giving B & M an opportunity to reach out to me and respond to the numerous messages and emails I have sent about one of your properties. I placed a good tenant with you in September, under the agreement of a $500 lease commission. I have yet to be paid, or even received a confirmation that the invoice was received. No calls or emails have been returned after numerous attempts over the last month. The onsite management (The Place at Millenia) is the worst I have worked with in Orlando. I'm going to leave this here in hopes that I garners a response.
I get it. No one likes their land lord. At least with some land lords, you can express your disdain to without it being turned back around on the consumer. Displacing blame is the major issue with this management entity and each of their actual properties. It is never the managements fault. Odd charge on your bill? Billing companies fault. Getting random phone calls from the gate? Gate company's fault. Nonresidents in the pool area without residents? Residents fault. The list goes on. I work in construction management, and when I receive complaints or have issues, I don't blame some one else, even if it is their fault. I suck it up and fix the problem. This is not the case with this property management company and their employees. Also, the property manager I have is usually extremely rude when you approach her with any issues. I make it a priority to treat everyone I talk to with a certain level of respect, but this is not reciprocated with my property manager. If you find out that an apartment complex you are considering uses this firm. STAY AWAY.

I have tried numerous times to get in touch with Human Resources regarding a very important topic. Only to get through to an answering service in which the person takes my information for someone whom actually works for B&M to call back. Yet still waiting to hear back days later. Very unprofessional and concerning. Think before involving yourself with this company.
WORST PROPERTY MANAGEMENT EVER!!---i called them constantly to complain about one of their properties that have been giving me a hard time. and all i get is the answering ppl telling me that all they do is take messages for the company and they can not assist me directly. I have left various messages waiting to hear from them but nothing till this day. I will never live in one of their properties. I see why they have such a bad rating and so do their properties. !!!
We were tenants at Two Addison Place in Pooler, Georgia and it has been the worst experience. The property was filthy, trash in the hallways (condom wrappers, feminine hygiene articles), a constant smell of marijuana in our building, and a tenant soliciting drugs in the stairwell. The leasing office rarely answers the phone and constantly says that email is the way to contact them. We paid our rent on time every month and when we were moving, notified the Manager that we would need to go month to month for one month until our new home was ready. We were told it would only be an additional amount of $175.00. She sent a verification email stating a 30 day notice was needed as well, and to be fair, I misunderstood that I needed to do it again. When I was surprised and upset, I did speak with the Regional Manager Kim and we came to an agreement that they would try to lease it but if not, she would work out a payment plan. I felt that was fair. When we checked out, we received over $1000 dollars of additional charges added to our bill. We thoroughly cleaned the apartment and were still charged for cleaning. There was one stain in the stove I couldn't remove but that did not constitute and ridiculous cleaning fee. They also tried to charge for a "broken shelf" in the refrigerator which we never removed other than storing food, and "broken blinds" which we never raised or lowered. They also are trying to charge $400 for "painting" claiming that we were responsible for either painting or having someone do it. I have NEVER lived in any complex that charged for painting. In the lease it doesn't say anything about painting and that we are not responsible for normal wear and tear. We patched holes from pictures and a small area damaged from a pet. The carpet replacement is fair and am happy to assume that. I have called numerous times to corporate to talk to Kim again and cannot get anyone to answer. I have emailed manager, assistant manager, and the leasing consultant in the leasing office stating my concerns and have not recieved any sort of response. We honestly feel as if the company is trying to extort residents that are jumping ship to offset their losses from COVID. Four other tenants that have moved have the EXACT SAME COMPLAINTS. I have stated that I am happy to start making payments on my valid charges but am not accepting the ridiculous other charges...ESPECIALLY because we were not provided a safe, clean community for what we paid. At this point I would just to pay and be done but also have a call into our local media to investigate why this is happening, especially during a pandemic when everyone is struggling and we still managed to pay rent. It is a shame because it seems as if Corporate is content to let these business practices continue. I only hope someone cares enough to turn this property around before it's too late. It is truly a shame.
I help to enforce timely payment for my locating company as Payment Coordinator. We are a start-up company but we have markets in Dallas, Houston, Austin, and San Antonio. I, single-handedly, deal with properties day in and day out. I get it. Sometimes it may take weeks to respond. However, this lack of professionalism I have been shown over the course of the past 4 months is JAW DROPPING. Your management and accounts payable team is simply a whirlpool of nothingness. I have contacted B&M on basically EVERY platform possible. This is my last resort in gaining someone's attention. I have put countless effort into reaching their corporate team. This was done after a manager at Pike West Commerce specifically told me she could not provide ANY updates on payment and that I'd have to do it myself. Interesting, right? A manager who has no access to payment status. Doesn't seem very efficient. Voicemails aren't returned within 2 business days. They are in fact, NEVER returned. At 7 Square, my correspondence with what almost seems to be an automated messenger saying the same things over and over again since December 2018, asking me to check back in on the 18th/19th of the following month because receivables are "reviewed once a month" is tiring. Your canned response regarding your expenses and budget is NOT helpful. I'd appreciate a real resolution rather than being thanked as a vendor and told we are treated fairly to no avail whatsoever. Actions definitely speak louder than words, B&M.
****UPDATE**** It's now 3 weeks later. Surprise! Still no response from any property managers nor from corporate. This was all I got in response to my review:
"Thank you for stopping to leave us a review and rating. We have logged and passed on your complaint. The new management team over our Texas portfolio is working diligently to analyze and improve operations. Vendor communications and policy is part of their current mandate."
Again, we don't need to be thanked. We need to be contacted and PAID.
I live at 7 Square Apartments, a property that is managed by this company. It was previously managed by another company under a different name. I used to love living there, now my once luxury living has turned into a nightmare. NOTHING gets fixed, the manager is never there, there is trash everywhere around the property., and nothing works. I am currently trying to end my lease for I cannot take it anymore.
Update finally got paid! Only took 8 months and hours of calls and emails.
They agree to pay referral fees to real estate agents and then never pay. Agents bring them qualified tenants who lease apartments and pay rent. B and M never pays the promised referral commission. They make excuses at the local level and completely ignore you at the corporate level. I feel like I've been stolen from and there's nothing I can do about it. Avoid this property. I'm told they treat their residents as poorly as they treat agents who act in good faith.
Sadly, as previous reviews have indicated, B&M sets the tone from the top of poor customer service. They acquired Solara apartments in Sanford, FL earlier this year, and their management team has been absolutely terrible resolving ongoing billing issues nearly 13 months old. They are quick to take your money and enforce the lease when it's to their favor, but not when the tenant is legally entitled to relief under the terms of the lease. They don't return phone calls or emails, and even refused to respond to the State of Florida regarding a complaint I filed under the regulated businesses. I am now waiting on hundreds of dollars that they LEGALLY owe me, and nobody seems to care. Stay away from ANY property they are affiliated with, or you too will be writing a review of your negative experiences.
Realtor - Commission. Placed a great client, and been waiting for an invoice over 150 days (Feb move in). Still waiting. Sabina apartment (Austin, TX) manager stated, they have done everything on their end and now waiting on accounting. No updates still from accounting. Going to be posting a review on every single social board till I get paid.
If I could rate less than 1 star I would. Unpaid invoice from October 2018. Never a call back, voicemail says 2 days which they should really change because I've never received a call back. The contact email on their website also goes unanswered. Pretty confident this business is fraud and no one works there because that would be the only logical explanation for this lack of attention. Will NEVER recommend a client to their properties again. Maybe one day this will get paid, but in the meantime I will not stop attempting.
Just like the majority of these other reviews, I'm here to warn contractors and vendors. This company does not pay and is totally unresponsive. Their reply to the reviews that unbudgeted expenses occur and invoices are paid in turn is an absolute joke. I'm not a lending company! Our attorney is starting the lien process today.
If I could give this property a zero star rating I would. I have been trying to reach this property for a month to receive a move out report showing what will be deducted from my deposit after properly moving out of their complex. I moved out on the 8th of July and today is August 13. Answer your emails and phones.

Update: 8/13/2019 They passed their 30 day legal limit to return my deposit. I have not received a response back. This is ridiculous. Their management is absolutely horrible. Property owners need to remove them immediately.
This company is currently the owner of my previous residence Highlands of Gwinnett Stadium in Lawrenceville GA. I moved out 45 days ago and have yet to receive my deposit back. When I call the complex or this office someone says they will call back and never do. Please run your company as professionals and do what is expected.
Very unprofessional company with the most bazaar practices. The personna is they are a family Christian Company, this is a completely not true. Read the reviews and see they commonly not pay bills. I think they smug the bottom line by not paying bills on time, so it appears they are operating much better than they are. Employees are not trained to the point of embarrassment. When you invest your money with B&M be warned they also cover up for favored employees that break Fairhousing and employment laws. There is absolutely no business ethics with this company.
I have lived at Arbor Gates apts. in Fairhope, Alabama for over 10 years now. And I will say that I have enjoyed living here very much.I was completely impressed with this place the first 7 years I lived here. As soon as this management company took over I saw the place decline rapidly. I know it isn't the manager of these apts. Ashley has been the manager since I have lived here. When she had an adequate budget to work with she didn't nothing less than a stellar job. She kept the place in impeccable shape. I can see what has happened and it started immediately when this company took over. The entire place has been in a state of decline ever since. One example: THE POOL FURNISHINGS; There used to be 25-30 chairs always at the pool, always kept in a state of repair, always clean. At this moment there are nine chairs at the pool, 4 of which are completely unusable because of anywhere from 5-12 straps broken. I know this because I was at the pool 1 hour ago and had to bring my own chair just to have a place to sit. This is pathetic. My question is, as a management company what are you thinking??!! How many current tenants have you lost because of this situation (it is a constant topic at the pool)? How many prospective tenants have you lost because this is the first thing they see as they enter the office and are shown the property? First impressions are everything! I guarantee that you have lost far more income by ignoring such a blatant problem rather than spending the money to keep the pool in a state of repair. Do you have any interest in growing your business here or are did you buy this place just to rake as much profit as you could short term? Another Example; SECURITY GATE- This has not worked in many years. Personally, it is not a bother to me, but I have spoken to several tenants who have inquired about it and they get the response, "that it cost too much to repair". Fine, Then stop advertising it as an amenity. It is quite frankly, dishonest. I am posting this comment in the hopes that you will see it as constructive criticism and act on it, but make no mistake I am upset at your management performance. You have a fantastic property manager who has had her hands tied in running these apts. I have never talked to her about it, but I can easily read what has happened here just by her past performance and the timing of your purchase. I will be leaving here when my lease expires and it is due solely to your actions, or lack there of.
B&M Management, Thank you for your quick response to my review. In regards to your response, yes I do feel strongly enough to post this review. I have waited a long time and in my opinion given a fair chance to see improvements. I have not written this review without thought or with any malice intended what so ever. I just feel that you have a chance to return this place to what it once was and I hate to see that opportunity wasted.. This is a small town and these apts. were at one time THE place where people desired to live, but it was always full and it was difficult to get into. As I stated before, give your property manager a fair chance and she will deliver. With such a quick response I have to believe you have the desire to accomplish this and it gives me hope that you will address it with some positive actions.
I would love to give 0 stars, if I could. I am an apartment locator and have been waiting on them to pay an invoice on a move-in from September, 2018 (it is currently 4/8/19). The property (Pike West Commerce) said they do not handle any invoices at the property level, so I must call the corporate office. The only option you have is to leave a message. They do not return messages. B&M Management, please do not respond to this message...your canned response is a waste of time.
B & M Management Co LLC bought an Archstone Property in Atlanta which I signed the lease contract with in November of 2012. Since they took over management of the property, customer service has taking on a new meaning. Instead of treating tenants as customer, we are now forced to treat them as customer. For example, Under Archstone tenants would be notified via email when a package delivered to the front office but when B & M took over they stopped the email notification service but did not communicate to tenants. After a second failed attempt of same item I ordered with Amazon, I informed the front office of my missing or stolen packages but it didn't register on them to let me know that they no longer providing email notification of packages delivered at the front office on behalf of the tenants. Several weeks later, I ordered the same item with Amazon but made it clear to the Amazon s representative to deliver the package to the front office and let me know so I can follow through. Several days later when I didn t receive my package, I contacted Amazon and its representative put me on hold while she contacted the carrier to verify the delivery, she informed the package was dropped off at the front office. I called the front office and asked if I have a package and was informed yes. To my surprise when I stopped in to pick up my package, there were two other packages from Amazon sitting in the office for over a month. I asked why I was not informed of delivered packages; the answer I got was that we no longer provide email notification of delivered package at the office and it now up to us to call in order to find out if we have packages at the front office. I asked why this change in policy was never communicated and the response I got was it incumbent upon us to seek out the information by calling the front office and it s not their responsibility to communicate any changes in policy.
I would recommend anyone to avoid dealing with B & M Management at all cost. Your energy and time will not be fulfilled.
If I could give less than 1 star I would They do not care about their properties and have no interest in trying to improve or assist to solve issues with their properties. I d advise against any properties they manage.
If this management company takes over your property, do yourself a favor and move out immediately. The office is a disorganized mess. I have sent four emails to the staff over the course of a week with no reply. Their phones usually don t work, but when they do will ring endlessly with no answer. They lost my lease and offered a renewal incentive and have refused to honor it or contact me back in anyway.
EDIT 3/5: I would like to edit and say the management responded to say their aggregate reviews shows where to invest and to name my apartment complex. The fact that this management has a 1 Star aggregate review says enough. I am also not, as they suggested, a unique case. Multiple people are in the office every day with grievances that the staff refuses to fix saying it s not my department. Unprofessional. Unreliable. Inefficient. Incompetent.
Poor Management? How about NO MANAGEMENT!!! They clearly care nothing for the tenants by keeping below par management employees who know NOTHING about "public relations" or "customer service." Has anyone ever tried to call the corporate office to find out who to talk to with complaints, don"t bother, their customer service skills are as bad as the managers they hire!
I wish that I had read your reviews before leasing this property. I just moved in on July 15th 2015 and already I am having a problem with entering the property without using the visitors entrance. I have spent my day calling this company and I all I get is the answering service. The property manager here at Lexington on the Green seems nice but not very useful. When I let her know of my dissatisfaction she gives me a bunch of reason's that just don't sit well with me. She made sure to tell me when I signed the lease how much they don't tolerate certain things in this community however, she did not tell me that getting things done around here would be a chore.
First off when someone responds to a review by saying "the best way to contact them is through their contact us form on their website" that is completely a load of BS.
I live in Ascent Arboretum in Austin, TX and renewed my lease some weeks to a month ago. But days after I signed a renewal, they happened to place a new ruling: don't accept packages. So if I'm not home they won't accept the package at the office. On-site manager and staff are all nice. The issue I have is with the PM company.
I went on their website to send a message through their "contact us" page and it has been a few weeks now (message was sent on 3/23/18) and I have yet to hear from anyone. The PM on site has contacted me, but I explicitly stated in my original message and to the Manager herself that I want a response from a regional manager or some other manager above her. I'm not sure if she ever relayed this back to them or if B&M even read my message. Either way, I contacted B&M and no response! Apparently they feel that their time is more precious than anything in the world!
This isn't my only complaint and I'm not trying to sound like a "spoiled brat" in anyway. But when you don't own a vehicle, having items sent to your place of residence is godsend because that means I don't have to waste time getting a ride share or public transit to get to the store and tug items back home. And trying to pick up larger packages at either the post office or whatever carrier, is an inconvenience as well.
There was a "package bomb" suspect but he is now deceased and there is no imminent threat. It didn't even happen close to where the property is located.
All I'm saying is, I pay a lot for this apartment and to have a convenience taken away from me is a pretty big deal. I hope a regional manager or someone above Melissa would contact me and respond to my damned message.
It's unfair that you think you don't have to respond to residents complaints.
I'm a Property Manager for another company. I've tried for days now to just get a rental verification for one of my prospects. No one answers the phone or emails at their rental properties. I've called the corporate office and still no response, all I get is the answering service. I see why their rental properties manage very poorly, if corporate operates that way then what do you expect. My applicant ended up having to pay a higher deposit all because of no response for rental history. I'm so glad I don't work for a company like this. Very bad management.
I wish you could give less than 1 star. I live at the Terraces at Suwanee Gateway in Suwanee, GA. First, don't move there. Second, the management staff when I first moved in was awesome, once this company took over it went completely downhill. Now that I see these reviews I see its because of this company. To say they hire less than competent employees would be giving them too much credit. Not to mention they try to penalize you for the incompetence of their staff. Word to the wise, if they manage a property you're interested in, look elsewhere.
I am currently in the process of disputing a bill through a third party vendor for them called RealPage. Does anyone have any advice or knowledge about this vendor and how to successfully dispute the bill?
Update, 4 months later: Do not understand why B&M management company likes my question. I find this odd and it comes across as mocking my concern.
I live at The Place on Millenia Boulevard, in Orlando FL, and I have to say that this community has gone downhill quite dramatically since B&M Management took over. I understand that we have a new Manager here on site, however there needs to be an initiative from the home office to get this community back to a reasonable standard. There are numerous concerns; however I have hit my breaking point. Just one example is the fitness center on-site. For the past several months I keep hearing we have a vendor, and they will be here tomorrow or next week . Just to give a quick overview on the condition of the gym, you currently have 2 treadmills, neither work, 2 electric bicycles of which only one works, 2 elliptical and they work for lack of a better term, but make clunking noises and the tension changes on its own on one of them. 1 of the fitness machines has been broken for over a year, several of them have loose missing hardware holding them together, and there are only 3 pins, what is needed to use the equipment, when there needs to be 8. Additionally, some of the free weights have gone missing, and still not replaced. There used to be TV s in front of the 2 treadmills, and 2 ellipticals, however they have been removed instead of fixing the stands that held them. The 2 TVS on the wall, are not being used because they do not have a signal. There also use to be a water cooler in there, however that has been removed. Finally, the ceiling fans have not been turned on in over a year. This is because they are wireless and the remote is missing, so instead of finding the remote, buying a new one, or wiring the fans so they are always on, I am simply told they are broken and cannot fix. This makes for a hot and smelly gym especially when for approximately 1/3rd of the time for the past 6 months the AC has not worked. I did mention all of this to the main office on site this morning, and again was told to be patient. I am at the point that either someone needs to intervene and get the community up to par or I will have to go the route of having a petition and/or contact the BBB... I wanted to give 0 stars as I am sure everyone else did, however 1 is the min. you can give.
I lived at grande pointe apartments. Worst decision ever. The corporate office would rather not respond to emails and calls because supposedly once you mention "attorney" they no longer are allowed to speak. That's a lie. So after their property managers stole rent payments, stole tenants identity, illegally went into properties, stole my family's money they don't want to return a $350.00 pet deposit fee that was promised a refund upon move out from my "2 page" lease, because that's all we ever received. So we had to shell out even more money for our attorney to attempt to get our funds back. Everything that their managers did was not enough for them. That 350 is going to now turn into 700 because in Alabama if you do not return deposit or give an itemized statement then legally they are responsible for returning double that deposit. They entrusted two con artists to run a property. They did not care about the well being of tenants. That's tells alot about therir morals and values. You would think they would try to do the right thing but in the world we live in today people are only worried about themselves. Update: oh sure I'm am entitled to money that your managers stole from under your noses. Happy residents or do you mean residents that you cleared their accounts in hopes of their silence. Get this world they are trying to do a major cover up. They hired two convicts Fran and Abby Lindsay, instead of posting rent payments took those payments into their own hands. Employees who used their tax ID to get cell phones for their own and families pleasure. So from the response from the owner it seems that she believes it's ok that her managers used our social security numbers to obtain credit cards and cellphone I guess they were entitled to commit identity theft. It was ok for them to do everything they did. I'm sure all the residents were happy to know their payments were not getting credited to their accounts and that the owners were supplying maintenance with duck tape to fix repairs. That those high power bills are due to them not having the money to replace units. Floors caving in no problem they love it. Cheers to all of that. There are so many health code violations going on at that apartment it's not even funny. I challenge you to get 5 real residents at grande pointe apartments that enjoy living in mold, pot holes, leaking roofs, sinking in floors, water coming through the walls, caved in balconies, cat infested, to come forward with their happiness. Cut the lies and cover ups out because this is the only conversation that you all will actually have with anyone including the current residents.
I am a Realtor from Austin, Texas. I represented clients here back in August 2018. They moved in September 28th, 2018 and I still have not been paid for this lease.
They are a horrible management company. I've called them several times but they never returned my phone calls. I've lived at their property in Atlanta for 7 1/2 years and I've always paid my rent on time but I can't get 1 phone call returned. If you are reading this, I BEG you NOT to rent any of their properties. They will make you regret it.
I am a real estate agent out of Dallas Texas and they gave me in writing a verification of commission to be paid for a client that I referred them (Pike West Commerce). They took the lease and he moved in on 6/15/2018 it is 1/23/2019 and they still refuse to call me back and ignore any communications related to paying their debts. This company is a fraud.
I was a tenant of Two Addison Place in Pooler, Georgia. I relocated to a different state for a promotion and was still paying my rent in Georgia. I came back down to move out last week to find that a maintenance technician who worked for the apartment had broken in and was living there using my space and my utilities which I was still paying for. I reported the incident with the apartment manager Tiffany Moseler who expressed concern at the time and informed me that she spoke with the regional manager and I would be issued a refund. Tiffany also informed me of when he started to pull keys for fake maintenance requests, which is surprising there isn t an audit procedure in place for unauthorized entry. While I was in town she was remorseful and now that I have left the apartment nor the management company answers their phones and it goes straight to a phone answering service. It s extremely disappointing that I was appeased with a promise and now that I m being dismissed I have to pursue alternative routes. It s wrong that the apartment and management company are not taking responsibility for their employee and what is did to my property. I lived there when greystar was managing and the upkeep and communication with the apartment was clear and consistent. I can see that a lot of reviews wish they could post 0 stars but that is not an option. I was hoping this review might grant me a call back because the breaking and entering by an employee did not.
My experience with B&M managment is quite similar to everyone elses review who live at properties managed by this company. We live at Regency Gates apartments in Mobile, AL, we basically were very excited to live here despite that they had limited ammenties. They offered the main two things on our list which was a pool and gated entry. The gate has not worked since we lived here! Thats over 420 days, and meanwhile being broke my roommate witness a sketchy activity at 4 am of someone dumping something in the pond. The pool is frequently closed and if not closed very murky. It was broke several weeks last summer. We have spoke with the management about it often. We pay almost $12 a month to walk our trash 20 ft and throw it in a large stinky dumpster that is never clean around it, and then $3 a month for them to send us the bill!!! The property is kept decent at best. Most recently we spoke with manager Angela about it and said that it has gotten ridiculous, that either they need to be contracted with someone else or upper management needs to be notified, she stated "don't hold your breath." .....and actually she was right! Have attempted to contact Pam, of B&M Management multiples times...still no return phone calls. I will continue to call every AM until I reach her, we signed into a contract under the assumption the gate was being fixed and have had multiple promises it was being fixed and nothing has changed. Poor management on top of poor managment!
Horrible customer service from the local office to corporate office. I am a real estate broker, and have been trying to collect commission payment for 45 days now. I have gotten the run around from local manager, Vanessa, of 7 Square apartments in Houston, TX, sent email to Corporate office, left voice messages for corporate office, and even tried reaching Corporate office via facebook. All to no avail. Not the common courtesy to even return a phone call or message. I can only hope that the tenant I placed there isnt enduring any problems with his apartment taking into conaideration the amount of reaponse time.
I have left many messages for the Human Resource Department to get back with me. No one has bothered to return my message after 3 weeks. I just simply want my W2 so that I can file taxes. I worked for Sabina in Austin Texas.
I HAVE CALLED 2 TIMES EVERYDAY FOR THE PAST 5 DAYS, AND NO ONEHAS RETURNED MY CALL. THE OFFICE STAFF WHERE I LIVE NOW LOST MY 60 DAY NOTICE.THE OFFICE STAFF TOLD ME THAT THEY DONT REALLY MAKE MISTAKES LIKE THAT. THEY ALSO PUT MY RENT UNDER A DIFFERENT APARTMENT NUMBER, AND TRIED TO EVICT ME, LUCKILY I HAD MY MONEY ORDER STUBBS. I AM NOT HAPPY WITH THIS COMPANY, THEY WONT RELEASE MY INFORMATION, SO THAT I CAN BE APPROVED AT ANOTHER APARTMENT THAT I HAVE ALREADY PUT MY DEPOSIT ON. THE LADY THAT I GAVE MY NOTICE TO IS "OUT FOR THE WEEK" AND SO IS THE SUPERVISOR , HOW CONVENIENT... THAT IS SO UNPROFESSIONAL I CANNOT WAIT TO GET OUT OF HERE.
If I could give negative stars, I would. My company is owed over $2,000 for providing on-site fitness services for the residents at 7 Square Apartments in Houston. Not only are they over three months behind, the Regional Director for Texas (Cindy Sparks) replied to my most recent email with "I don t see much of a relief until mid-year when occupancy increases." B & M is the most poorly managed and unprofessional company that I have ever dealt with. They accepted my services fully knowing the costs, and yet they think that they can pay off debts as they please. 7 Square Apartments and B & M are an absolute JOKE.
I have been trying to get my tax information to file my taxes and I am more then frustrated. I contacted a property manager , she took my info still do not have them. I emailed the manger again and again at Arbor Gates same for the home office and have left several messages... no call back. I worked at Arbor Gates in Fairhope and Grandpointe in Daphne...took almost 1 year to get paid from one if them . The regional manager doesn't respond to my emails about this matter ...SHE IS THE REGIONAL MANAGER !! I see why the reviews are so bad on the property it's a trickle down. You respond to the review and do nothing.
***VENDORS BEWARE*** If you preform any services for there properties you will not be paid. Management doesn't care about the people that take care of them.
I also was a tenant of two Addison place in pooler Georgia. Literally this place is a joke. Its dirty, management doesn't answer the phones, things are broken, trash blowing down the hallways because trash rules aren't enforced. My roommate has complained to Tiffany about the deplorable conditions of the complex only for her to blame it on budget cuts and that she's looking for a new job anyway, tired of working in these conditions herself. We weren't looking to commiserate, we were looking for simple solutions to problems that should never of occurred in the first place. I heard that she is no longer the community director which makes sense, but that she's still there at all is mind blowing. I read the review of the person who had their apartment squatted in which is believable, and wasn't even addressed with the community, thank you for worrying about our safety Tiffany Moseler.
