Our HOA (Bellastead) in Charlotte with AMS (Association Management Solutions, Inc.) is the absolute worst. They are currently asking us to vote for the lawn maintenance to stay or go... Needless to say, I have reached out to both Orlando Ponce (HOA Community Manager with AMS) as well as Laura Kephart (Regional Manager with AMS & William Douglas Management). If they get enough votes to eliminate the lawn maintenance, they will reduce the cost by $35 per homeowner per month, BUT we pay over $50 per homeowner per month! I have asked for the updated Budget and have asked why there is a discrepancy, and they refuse to answer as they want to keep the extra funds for their pocket. This is a worthless HOA, along with the board members that need to be dismantled immediately! In North Carolina, HOAs are required to post their budgets to the members' notice board at least once a year. This requirement is part of the state's Planned Community Act, which mandates that HOAs provide detailed financial information to their members. The budgets must be posted in a manner that is reasonably accessible to all members of the association. This ensures transparency and allows members to review the financial details of the HOA's operations. They still deny me access to this budget.
