On our recent condo sale we listed with BHHSTR. Things were proceeding smoothly until our agent became a dual agent with a potential buyer. Most reputable agencies will try to avoid a dual agent scenario. This is usually accomplished by moving the newer party to another agent within the agency so that both parties are fairly represented. That did not happen and as soon as the details of the sales agreement became contentious, we clearly felt like the buyer had special favor with our agent.

The buyer missed a couple deadlines which would normally be reason to write an addendum to the sales contract. When asked if we need to write an addendum, our agent actually said No if we can agree verbally, we don t need an addendum House sale - verbal agreement? That s a HUGE red flag. The whole process became toxic, attorneys involved, extra expense, too much stress and tears.
