Wanted to summarize how our first 4 months with North Star Property Management has gone. I have documentation to backup each item below.

****General Summary
- Since signing a lease 11/14/18 we are still waiting for confirmation of items to be addressed.
- I personally spoke to the President of NSP via phone in November voicing our frustrations. It is early February 2019. No follow-up ever occurred.
- Based on the amount of time that this house was empty (excess of 30 days) there is no excuse for any renter walking into a rental and not having even the most basic items addressed. See below
**** Detail Summary: (There is actually more)
- Took possession Nov 2nd 2018. House had been empty for over a month which caused at least one monthly rental reduction.
- Once we took position we were asked to document all areas that needed to be addressed.
- Approx. 50 pictures later and a couple days in the house we began noticing items that seemed should have been addressed.
- Highlight of items identified after living in house for approx. a week.
**** Bosch Dishwasher:
- Identified officially on 11/11/18 per Maintenance Log of NSP.
- Dishwasher had plastic shelf rollers which were supposed to be there for shelves roll in and out and plastic racks to hold up dishes. These were either broken or basically in a pile at bottom of dishwasher.
- Noticed standing water in the bottom of DW. Attempted to run dishwasher and it did not work
- NSP contractor visited house to confirm findings
- Status Update: 12/12/18. Standard TV & Appliance showed up to replace dishwasher (month after issue identified)
- When appliance installer entered the house I ask what he was installing. He said a low-end Frigidaire . I ask for clarification and he said that he thought he was at the wrong address because you don t put this kind of DW s in this kind of house .
- I ask him to not install the DW and I would work with NSP to align on something closer to what was represented when we rented the house.
- New Bosch DW was installed within the next week.
****Dacor Oven
- Identified officially on 11/11/18. Verbally identified before during with NSP team.
- Light in oven does not come on when switch is activated.
- Fixed on 12/13/18
*****Subzero Refrigerator
- Identified via Maintenance portal on 11/11/18
- Minimal Ice being produced by Ice Maker
- Never addressed: Finally gave up on expecting response
****** Built in Soap Dispenser on Counter Broken and not functional
- Identified officially on 11/11/18.
- Was replaced in mid November with a dispenser that does not match the modern feel of the home
****** Light and Fan Switches on Range Hood Do Not work
- Identified as well on 11/11/18
- Were repaired in December 2018. Delay was caused "NSP input" due to switches on backorder
******Gas BBQ Completely non-functional
- Identified via Maintenance portal on 11/05/18
- When viewing BBQ it was clear that entire burner section within BBQ had disintegrated over historical use.
- Still not repaired/functional as of this writing

*****Exterior Landscape Lights non functional
- Several (7) of the exterior Landscape lights were not working
- NSP Maintenance was sent over to investigate
- 4 of the light were fixed (bulbs replaced)
- 3 others were not able to be fixed and I was told we needed to decommission as there were plenty of Landscape lights that were functional
- I personally dug up one of the lights and quickly figured out that it was not getting 12v due to a broken wire. I replaced the wire and light now works perfectly.
- Other two up-lights were replaced under warranty by the lighting manufacturer.
***** Window Cleaning
- One of the huge draws of this house was the floor to ceiling windows.
- When we moved this was identified. After several requests we have received no response and still have not to this day.
