Stay away from this property management company! I used them for several months and had a very poor experience with them. Every aspect of working with them was horrible. The many issues included that he did not pay out my owner rent distributions on time, I had a tenant tell him she wanted to move out early and instead of him collecting the full rent for the remaining months of the lease, he used the security deposit the first month after move out. He did this with no attempt to contact the tenant for the rent that was due and had to be told to call the tenant to collect the rent. He had to be told that he needed to collect late fees when the rent was late, he did not collect the lawn service fees for the remaining months the tenant owed, he never did a walk through with the tenant when she moved out to itemize any damage and did not send her a copy of a walk through list of damage. Which is how you legally retain a person's security deposit.

Payment arrangements had to be made with the tenant who moved out early and I had to get on the phone with them because PMI could not be trusted to negotiate or collect the money from the tenant.

PMI removed my keypad front door lock and replaced it with a regular key lock without my permission. When asked to provide a receipt for the "repairs" that he claimed needed to be done in the house before it was placed back on the market, he provided an "alleged" receipt from someone he said he used. When told he needed to return the keypad lock to the door, he had a handy man just hang the lock back on the door crookedly, unusable, and broken so it was no longer functional. He was consistently difficult to reach and has gone as long as a week without returning my calls, despite multiple attempts to reach him.

After I terminated PMI and hired a new company, the new company provided photos of the damaged lock on the door and damage to the house that needed to be repaired before it could be rented. Further evidence that PMI never walked through the house to assess the damage, even though he charged the tenant for house damage. He also took weeks to transition the keys and documents to the new company so they could get into the house to assess the condition, take photos and get it ready for rent. I had to give him a time ultimatum to get him to comply.

The is not even a complete list of the issues I had with PMI. But it is enough for you to get the picture. If you are thinking about using PMI, DON'T!! You will be sorry.

I have included photos of the damage to the front door keypad lock and some of the house damage that PMI never itemized or repaired. All while claiming he had been showing the house for rent.
