Our townhouse complex property management had the misfortune of being replaced by MRCM and specifically Jessica O Leary and Leslie Rae. Our family members were with MRCM before they replaced our previous management, and warned us against them from the start. But, we did not have say in them becoming our new managers. Our previous property managers would pay for roof changes and property maintenance (re-pavements, etc.) from the reserve funds put aside from the maintenance fees townhouse owners pay. MRCM is now charging us extra to pay for those changes, thousands more. During a townhome wide circuit blowout, we lost many of our appliances. At first we did not know what had happened and called our Property Managers to find out more. The property said they had a few other calls from houses with the same problem so they would send someone to make sure our circuit is safe. After the guy came around and checked the fuse box, he told us that we need a breaker and did not provide a solution. We received a bill from MRCM for $200 for the home visit a year after. When we disputed that we never asked them to come over, never discussed, signed or had any confirmation or contractual agreement for them to charge us, merely that they pushed to send someone to check out our home as a safety measure, there was no solution and we just received the bill in the mail again. The Ontario Condominium Act states that unless an alteration or modification is carried out by the corporation, and only if a consumer agrees to pay for the goods and services prior to them being given, is it not upon us to pay. They made an unconscionable representation. The Act also states that if the transaction is excessively one-sided in favour of anyone other than the consumer, it is unfair practice. The Condominium Act of Ontario states no person shall engage in unfair practice. I am part of the 1633 Northmount Ave, Mississauga, ON complex. If you have the chance to pick between property managers as well as houses, weigh your future property managers just as high, and put some weight on their reviews. Leslie Rae is our property manager and her and the board have continuously not taken the townhome owners best interest in mind - whether after one-on-ones or homeowner meetings. There are property managers out there that are attentive and inquisitive of homeowner problems and concerns, and while you, like us, may not have much of a choice during a property management switchover, you can do your own research before* buying a property.
