My family bought Burnstead new house in Renton WA ...
My family bought Burnstead new house in Renton WA in 2018. When we first saw the picture of the house, we had our selling agent contact Burnstead's Listing agent. We were told that house was pending. Listing agent Nancy O. told us that a model home was available. Nancy posted that model home on REDFIN as PENDING but told us she reserved the house exclusively for us if we were willing to come up a full price offer immediately. Unwittingly we gave a full price offer subject to 20% down conventional loan. Nancy O. countered it back, wanted us waive that Contingency because the model home had many upgrades, As a first time home buyer naively We waived the contingency to pay the FULL price $990,000. It turned out that the bank appraised it only about $920,000. The MARKET VALUE was $70,000 below our purchase price. Since we signed the waiver, we have to increase the down payment to close the escrow. Nancy of John Scoot Realty is very good at playing tricks, coercing, misleading . Later chatting with a Lawyer friend who told us if we sued them at that time we had a very good chance to get back Earnest Money without closing the escrow.
Per contract, Seller agreed to professionally clean the carpet before the closing of escrow due to heavy traffic as a model home. Nancy O. coercively yelled at us: professionally cleaning meant VACUUM the carpet ONLY, no steaming/shampooing BE WARNING OF THIS AGENT!
Per contract, there was 90 days warranty for landscaping. Before the expiration of 90 days, we contacted the builder that there were many plants dying. The superintendent sided with landscaper that those plants would be alive in spring 2019. Unfortunately many plants did not come back as they said they would. We contacted Burnstead to honor the warranty via superintendent, there was ignorance, silence and no response. How sneaky to get out the warranty this way!
The landscape is so badly designed that it is almost impossible to back up a car on one of the garage . Seems nice but not a practical design.
There was ONE year warranty for plumbing. The down stairs toilets kept leaking with CLEAN water at the front base area whenever someone flushes it . We noticed the problem when we moved in July of 2018. Since it was a guest bath, we did not pay too much attention at the beginning. Now the warranty shall expire in July 2019, we started to contact Burnstead. The Burnstead plumber insisted that was our urine. Burnstead sided with their own plumber : nothing is wrong". We consulted many plumbers , they all said likely just a simple Wax Ring was not set up correctly. We asked Burnstead to pay for the cost if it was indeed their
