In the 15 months we have lived in our house, almost half of that time has been spent with ongoing repairs. Within a week of moving in, the flooring in the kitchen had to be replaced due to a leaking dishwasher (though the plumbers sent in to determine the problem did not find that the dishwasher was the problem). Since the 3 sets of plumbers did not figure out that the dishwasher was the problem, the floors were replaced, only to be damaged by water a second time...the floors were ripped up and replaced again, this time with a new dishwasher. Along with flooring, new cabinets had to be made and installed because the original cabinets were warped. That problem was finally solved.

We began to notice water spots in the ceiling downstairs under the master bath. A contractor was sent in to determine where the water was coming from. After replacing a gasket in the tub of the master bath, the ceilings and sheetrock were torn out and replaced, and the painters (sloppily) repainted. A small crack from the installation of the tub was also repaired...sort of.

The grout around the soap dishes in the master bath's shower cracked and the grout around the tub in the master bath cracked. Another contractor was sent in to repair the grout. The grout around the tub has begun cracking again less than 4 months after being repaired.

The flooring in the dining room buckled, though not from water (surprise!). The flooring company, who knows my children's names at this point, showed up and ripped up the flooring. Because they didn't have enough flooring to repair our floors, we were left with concrete for the better part of a week until new flooring could arrive.

Last week my wife noticed more water spots in the exact same area of the living room ceiling and walls that were previously repaired due to a leak in the master bathroom. The calls to Grayhawk were not returned, so I called today and hope to hear back from them.

Mark, the new superintendent, has been extremely helpful in trying to resolve all of the issues, and he has said that they will continue to perform warranty work due to the amount of problems we have had. Whether or not that actually happens remains to be seen.

My advice to any homebuyer would be to steer far away from Grayhawk.

Update: heard back from one of the superintendents. He sent in the tile company to repair the grout in the master bath (again). The ceiling was not repaired, nor were the damaged walls.

Called again twice last week and have not heard back from anybody, and none of the superintendents answer their phones. The leak is apparently still not fixed because the water spots continue to grow.
