Tip: Bring in your comps from the houses sold in your area the past twelve (12) months, pictures of what needs to be upgraded and fixes needed, and AT LEAST three (3) estimates from contractors to show the panel what the cost would be to get to the level of the comps. Aparently, to upgrade our home to the comps in our area we meed an air/heat unit to adequately fit our home, hardwood floors, and granite countertops. The panel felt this would only cost $4,000. So this is how much the panel lowered our appraisal by. What an insult to my intelligence. The panel doesn't let you rebuttal after they state their opinion.
