It's terrible that I have to give ServiceOne even one star at all. Their "repair or replace" claim is a scam, their home warranty is a scam. We had a water heater go out on us two years ago. ServiceOne made three different trips out to our home to make band-aid repairs that failed shortly after completion. We ended up just replacing the water heater unit out of pocket after giving up on hope that ServiceOne would replace they unit as they claimed. We dropped ServiceOne like a bad habit.

The reason I'm writing this review now is because we are in the process of selling our home and our realtor uses ServiceOne for the home warranty until closing. The problem is that we were supposed to get regular maintenance done on the AC unit, so we had ServiceOne come out and do that. The technician said that the coils were more than 25% and he couldn't do anything with the unit. Not only could the technician not do anything with with unit, but he also said that he would not be able to do the things that we had them come out do in the first place. Now we are in the process of fighting with ServiceOne AGAIN to do what they claimed to do. I'm so fed up with ServiceOne and hopefully a class action law suit will be filed against the company for false claims.

After this nightmare is over I will be done with ServiceOne forever!

Please do not take this decision lightly, it will cost you a lot of money in the long run. They charge a monthly premium of over 400 dollars per year, service call fees, and then more fees on top of that for "items that are not covered under the warranty". This is a shameful organization.

My suggestion is to start a home maintenance account, and save for your own "repairs and replacements" by a reputable service provider.
