I lived at the Woods for 2.5 years. This has been my favorite apartment in college and I believe it's one of the best in San Marcos. The location cannot be beat. The river is beautiful and the trail behind the complex is perfect for dogs. CabanaSMTX is also practically on the property and you can rent out paddle boards and kayaks there.

Many worry about flooding, but it never came close during my time there. I believe the only time it has flooded was during the 2015 memorial day floods, and that was a rare occurrence

The units are great and very spacious. Any complaints on here about parties and noise are going to experience that in any apartment in San Marcos.

Not everything was perfect during my 3 leases, but I still loved spending most of my college years here. The worst thing was that they let a girl move in with me who was having issues with her roommate, who was literally insane. However, when she moved out I asked the office if there was a possibility to keep my extra room empty and they actually made it happen! The office staff will try their best in any situation. Also there are 6 lease options for December grads!

Living at the woods was definitely one of my best decisions through college, and I miss it so much!
