Although exact costs in the end were reimbursed, I could not recommend any agent that puts in bad tenants - police bashed down door 2 weeks after they went in, absconded leaving a newish, waterfront flat dirty and with cleaning and repair costs of about $1,400. The agents did not know that tenants had left, with rent owing; I was alerted by others close by. Repair and cleaning costs were despite the fact that after the inspection just a few weeks earlier I was told that everything was in excellent condition.

There should be no reason for a landlord to have to threaten to go to the RTA before any action is taken. Action was taken after this, in a polite manner, but NOT before.

I should have changed agents a long time before, as this was not the first problem. This was recommended to me by a few people.

In their favour, for the newest tenant they found them quickly and they seem to be ok. Earlier ones had not been found so quickly though.

I think if you have a decent place to let in the area, try another agent, to save you time and anguish.
