Honest & Long Review of The Woods - Here's the real

Summary: Overall I have enjoyed my stay at The Woods, the area is beautiful and the current staff is one I can appreciate here are some things I experienced.
1. The unit pros: Townhouse is very nice, love the hard wood floors, Smart Washing Machine, & included TV.
2. The unit cons: The paint & carpet in these units are terrible. If you touch the walls or get anything on it, it stains, if you try to clean it, it turns the walls gray. Feels like plaster. The carpet is terrible. It is so hard to sweep & vacuum it. I'm not sure what type of carpet it is, but it snags a lot on the furniture provided. Extremely cheap material, & I hope they are mindful of this when assessing the units after move out. I should not get any charges for the walls because they are impossible to clean without making it worse.
3. The Woods Utility Package: Terrible. There is a certain lack of communication between the Woods and Conservice because I was charged double in utility fees every month by signing up for this. The plus is that they will fix the issue, however, it was such an inconvenience to do this every single month. If they have this as an option, just don t sign up for it.
4. Woods Resident Portal: My main issue is that I am always charged on my account for things that should be split with my roommate. I get the full electric & full water bill, meanwhile, my roommate gets super low bills and her conservice account looks so different from mine but we have the exact same package and signed together. No idea why, but it sucks.
5. Amenities: The gym has nice machines & features, however, it is super small and the A/C in the gym is terrible. It feels like a sauna when working out. The pool is beautifulllll! Like a mini resort, however, some residents have zero respect for it and destroy it to the point where they had to close it down for cleaning. People, don t be nasty. Clean up behind yourself if you plan to live here.
6. Valet trash: Loved having this feature. Our trash was picked up as scheduled except maybe one time. Huge plus.
7. Staff: This current round of staff are some of the most patient and kind people I ve ever encountered in student housing. They do what they can, and communication has improved a lot between them. Lexi is my favorite, super sweet and knowledgeable on a variety of resident needs.
8. Maintenance: All of the maintenance requests me and my roommate made were filled and they came to check on the issue pretty quickly. I don't know why, but maintenance turns on every light in the unit when they visit and they never lock the door when they leave. Huge safety concern and I hated it.
9. Security: Loveddddd seeing the security patrol the area. They were out there in ANY weather, super grateful for them especially because this complex is not gated.
10. Smell: The Woods is literally in the woods. Everyday smelled like sewage and dog poop. This is more of just so you know information.
11. Events: The staff throws such cute events and they always spoil the residents with food, breakfast by the bus, pool events, etc. Loved the giveaways, keep it up for the next round of tenants!
12. TV Channels: Terrible service. Half of my channels never worked and no one could fix it when I called the company. So I basically had no cable the entire year. This was in building 15. Not sure if it's that area or what.
13. Furniture: The furniture is cheap. My bed was uneven at move in, no desk in the unit, but I had a desk chair. Odd. Be careful when using their stuff. Its cheap so it can be damaged easily and they will charge you.
Conclusion: If I had not graduated I would of resigned simply because the rent was affordable, beautiful area, great event perks, and finding a very well rounded staff in student housing is hard, but The Woods staff is pretty great. I would recommend, just be mindful of some of the things listed!
