We've been there for 4 years. A family with kids. Great apartment to be ...once you are in your apartment. From the sidewalk to your door, be ready to walk in a dirty place .. stairs, walls.. It's a chicken and egg problem.. The owner does not give a damn, so the tenants don't give a damn, and it's getting dirty quickly, despite the two sweet guys coming once in a while to vacuum.

The tiles on the floor of the terraces are super crappy, they absorb water, dust and pollution , and keep them.. from Oct1st to May 31st .. (see pic below.. Nice isn't it .. And during the summer, as the tiles are made of tar, well, it smells tar and generate additional heat....

Some tenants even offered to buy - with their own money - wooden tiles, ipe or teak, complying with nyc fire dept..etc, but the chief architect said no. He does not like ipe or teak wooden tiles and prefer tar and plastic ones.. They can last 50 years.. He's right on that i guess.. ;-(

All the above is really too bad because the apartment are charming. This place is just dying and need to be manage by managers, with vision and respect for their customers. Clearly, here, they don't give a damn of the tenants . That is why I scored one star. The apartments themselves should get 3 to 4 stars
