I have rented from several companies and landlords in the past, and I have always had a good experience. Then, RE360 came. I have never met a company that was so inconsiderate to their tenants and had such sharp, manipulative business practices.
I am going to detail the facts of our lease. I first came onto a lease with RE360 when an acquaintance of mine had to leave his future lease with them since he had a family emergency. I agreed to take on his lease. I have done this before with other companies, and they have never charged me. However, RE360 gave me a 200 dollar fee in order to do this.
They required all of us to get renter's insurance and suggested that we get it from the insurance company that was listed on their renter's website. I decided otherwise and did get renter's insurance as they requested, but with a reputable outside company. The policy was a couple hundred dollars. They required us to have all the utilities transferred to our name except for the water bill, which we did do. We have to pay a couple hundred in a security deposit to the utility companies to get these transferred to us.
Four months into the lease, an agent named Jordan kept texting us to renew our lease. It was way too early for us, and we had not come up with a decision yet. Then, they sent dozens of people to come tour our house, which I suspect they did in order to encourage us to renew our lease early. He also kept calling us because he wanted us to answer a survey about our rental experience.
After they sent many tour groups to look around, they could not find anyone to sign a future lease. Then, they blamed us. They gave us a 200 dollar cleaning fee, saying our house was too dirty for the tour groups. They said this fee was to encourage us to clean up. We had already had dozens of people tour. Majority of these tour group notices were only given about a twelve hours notice. We are all working students, and we were in the middle of finals, which we told them. After we tried to talk to them about how unreasonable the cleaning fee was, they agreed to take off a hundred dollars. Then, two days later, they gave us an additional 75 dollar late fee for not paying the cleaning fee just in time for Christmas. When we tried to talk to them about this fee, they went ahead and gave us and slapped us with another 75 dollar late fee. RE360 never communicated with us. They did not simply ask us to clean up the house more. They did not send a courtesy text about any issues that might have had. They just simply kept giving us charges.
We have always paid our rent and our utilities in time, except for the water bill, which they handle. The one thing that I will give them is that we did not pay a twenty dollar water bill on their rent website one month. None of us had noticed it, and we had all already paid rent. That did not stop them from giving us a 75 dollar late fee for this.
I would recommend no individual ever rent from this company. It is the worst I have ever experienced from any company period. You think a rental company would try to build relationships with their tenants. All of us, including our families, are at our breaking point and are on the verge of suing. The one good thing out of all of this is that at least the renter's insurance policy we bought provides us with a company lawyer to protect us tenants.
