After years of searching I bought an apartment from DS MAX Spark Nest
213.The real pain started when we started the conversation for possession and after possession. Every time when we talk to the CRM/ Modification or any other department from DS Max, we have to remind them what was promised/agreed, DS max does not maintain records. We won't be able/allowed to contact higher officials, we don't know that our compliance is discussed with higher officials. We can take our compliance up to certain level only.

Below are the problems with DS-Max Management which i faced, hopefully most of the customers.
1. We will not get proper replies from management either by mail or by phone calls.
2. We have to do a marathon follow up to get any of our flat related work done.
3. There won't be any proper records. We will not get any receipts from them if you are not asking.
4. If you get receipts also there won't be any proper details to which you paid.
5. Finally after doing marathon follow-up for any rectification you have to again pay from your packet or they will ask you to adjust, and ask you to learn to live with the issues.

I am sick and tired of following up with the CRM, Modification, FMC and Possession departments. There is no value for the existing customers.
I have been following up more than 3 months now. They don't know how to place IWC(Indian commode) properly. No proper supervision and skilled labor. I am doing a marathon follow up to fix this.

FMC is even worse. I am following up to fix the kitchen sink leakage more than 3 months and the interior is damaged because of the leakage.

The funny thing is for the next 3 years I have to get all the maintenance done from them only, no outside vendors allowed.

The other problem is seepage, because of seepage my possession was delayed. Even after taking possession it's not dried yet. And in some of the places it is worse than before.
All the above mentioned issues are in one flat. I cannot say I purchased a new house. In all the rooms, kitchen, bathroom some problems are there.

I recommended DS-Max to one of my friends and he purchased a house from them, now he also facing the same problem which I am facing. I regret that I purchased and recommended buying a flat from DS Max. I would not suggest buying a house from DS Max.
