I will add my 2 cents.. Our agent is furious the comparable properties are not remotely comparable..
I paid $600 for the appraisal and then they came back a day later asking for $100 more.. Apparently for Acreage which they didn't include... Ordered the appraisal on July 30, we had 15 days to waive conditions... the bills came August 10 the appraisal was supposedly done August 17th and it took them 4 days to post it..

We had to ask for an extension and they only barely got the appraisal in with the time extension.

The deal will die as I can't afford the $30K difference they should have included the nanny suite, one of the garages and 5 acres... I don't think they even went into the house...

Useless, unprofessional and expensive... Manulife should be ashamed of themselves for forcing us to use them..
