I asked Adriana Bates / Mayes to put an offer on a house she'd showed my wife earlier that day. Since we still lived in our house the offer would come with a contingency to sell our house. Thinking its unlikely someone would accept an offer in the current market with that sort of contingency Adriana an I agreed it couldn't hurt to ask. A little later I received an offer letter from Adriana, and I thought it was odd that no where in the letter did it say anything about the contingency to buy my house and when I asked her about it she said, that's an amendment that comes later. Since we hadn't even listed our house yet I thought it was odd that the offer also had a close date that would probably occur before we sold this house, when I asked Adriana again she said that's ok. To my surprise Adriana showed up the next day to both my house and my wife's work with balloons and a card congratulating us as our offered had been accepted. I gave Adriana my $500 earnest money and signed off on the contract with the seller to buy the house. The next day Adriana reached out to us explaining "We have a problem" the problem was that she'd never told the sellers our requirement to sell our house before we could close on theirs and she was advised that the seller never would've entered an agreement had they known about that. I asked Adriana why they didn't know about that, she said, because she didn't tell them, when I said why did you tell them she said because she felt pressured. So now we were in a contract to buy a house with a close date in which we had no guarantee that we'd have the money to buy by said date. Adriana never once apologized for her error and even said "This Happens. It nothing in the real estate world. Trust me.". I had lost all confidence in her ability to make ethical decisions or the validity of her qualifications. Luckily we were able to sever our exclusive buyers agreement and the seller was gracious enough to release us of our contract and the forfeiture of our earnest money. I would not recommend Adriana as a realtor or do business with an organization who employs people like her.
