I originally contracted Engineered Tax Services in February 2021 to perform a Cost Segregation Study on an investment property, just a few weeks after working with another CSS company on a different property. The lady from Sales I spoke with was friendly and assured me this would be a fast process. Long story short, it is now September and I am still waiting for the report they created to be fixed, because it was rejected by my CPAs. To be fair, I apparently did not provide them with enough data on dates certain property items were put into use, but they are the experts and this was only the second CSS I had ever done so was not aware that there was any missing info. They did not ask for any clarification or additional data and compiled the report. (Note: The other company I worked with provided a full copy of ALL pages of their report with "DRAFT" written on each page, so my CPAs could review all of it. These folks only provided a few summary pages and require that you accept the report based on just that or request modifications). I erroneously accepted their report and when we received the rest of the pages, my CPAs reviewed it and pointed out that there were items placed in the wrong tax year. When I reached out to Engineered Tax Services about this, I was informed that I would now need to pay an additional $250 per hour to make these corrections and that it should take 2 hours to make them. For the sake of getting this completed, I agreed to pay the extra fees and was told it would be revised and sent to me within 1 week. It has now been 25 days since then and the 2 hours of work (literally changing about 6 CapEx items from 2020 to 2021) still has not been completed. Meanwhile, the other CSS company I worked with completed their entire report within 3 weeks, they were very responsive and there were no rejects by my CPAs. As much as I don't enjoy writing negative reviews about a business, my experience has been so sub-par that I feel obligated to warn other investors so they don't experience the same disappointments or incur additional expenses as a result of their delays.
