There are 2 levels of quality at Garman; that of homes that will be sold on the market and those that are "spec" built homes. We closed on our spec house in August and have had no less than a dozen maintenance calls for things such as a frozen water line from the master toilet, air duct not connected from the furnace, leaking drain pipe, popped flooring, cracked front walk way (due to settling dirt), and are still waiting to this day to find out what they will do about our driveway. The oversight exemplified by Garman on their subcontractors is only outdone by their Customer Care department.
