Simmons Management Group

They are the WORST ever...all they do is collect money and nothing done around the community. I am planning to report them ASAP!

I've heard Simmons management but I've never been around in that area

They changed ownership and didn't tell the owners/renters. Inconsistencies in enforcement of Bi-laws and common area elements. I would NEVER recommend this company.

They don't deserve a rating they have incompetent workers that has no knowledge when it comes to your account.

STAY AWAY AT ALL COSTS!! This is a functionally incompetent "management" company. I can assure you that you will spend more time and money managing them, than they EVER will managing you. Pay very close attention to your financials as they will pad expenses and if you are not reviewing with a fine tooth comb you might miss the fact that you are being overcharged/double charged for services and even being charged for services that you never received. DO NOT go with any service providers they recommend, we have dealt with inappropriate vendors who will blast music through the buildings as they clean, to suspected thefts. They will not respond to questions or concerns, will jeopardize sales, will not send actual invoices for payments. They wont make your payments on time and then charge you the late fees that are assessed. Property manager will change regularly. Most recently they have been bought out and at no point did the new owner/President bother to introduce himself to us until we sent notification of termination at which point they advanced themselves months of management fees, while still ignoring our request to pay vendors, provide invoices for outstanding payments, etc etc etc the list could go on and on. RUN!!!!

It's too bad you have to give any rating, because they are not deserving of even a 1 star. This has to be the worst management group in the D.C. area. If you have an issue, you need to go through Fort Knox just to get someone to respond. Once they do respond, you have to deal with complete incompetence. It is impossible to get anything done with them in a timely manner. I had ONE issue and it took four months for them to fix. And by fix, I mean tell me that I had to fix it. Of course, this was after they told me that they would fix it three months in.

However, if you have one infraction, they expect it to be fixed in 7 days or they will exhaust every bit of power they have to bring you down. They are a money making machine, and they will sue your tenants and charge outrageous legal fees to your tenants if your tenants do not pay. So, if you are a landlord (or slumlord), they will make sure you get paid without fixing anything that is broken. If you have any integrity at all, you will NOT use this group. They are by far the worst management group I have ever dealt with.

If you are a tenant that is in a condo association who is using them, move now before you have a run in with them! You'll add years to your life in not dealing with the stress that they cause!
