Have owned a 1485 sq/ft home for 10 years, overall not too bad but have had to put $11,000.00 since for siding repairs due to poor installation practices and the most expensive repair was the roof had to be done because of poor installation and poor quality of product. The roof was identified within 4 months as being faulty, quick note every home of this series except one has needed to be done. No help from the manufacturer at all.

We are very pleased with our Guildcrest home. Since our lot was remote, the modular building method fit our need by not having to manage the contractors required for a conventional build and deal with the delays that can arise. The excellent staff at Guildcrest guided us through every step of the process without any surprises. The end result was a quality built energy efficient home we enjoy every day. We love our little cottage! Modular is the way to go. My husband and I will never forget the day the modules were delivered and how quickly everything was set and put in place. The quality of the home is superior and the workmanship in the finishing details are second to none.
Wayne and Karen are true professionals. They really have the clients best interest in mind and never hesitated to make suggestions and offer ideas they thought would be beneficial. We appreciated their calm demeanor and attention to detail. They (Windy Ridge Homes in Minden) squeezed us in at the end of their season and still met all the timings. In two short months after the modules were set - the house was completed and we were in and enjoying it.

We regret buying a Guildcrest home 8 years ago. Our roof needs to be replaced, after 3 years it started to leak and caused $10,000 in damage to interior walls and flooring. Every time it is windy we lose shingles, we've had several roofing companies tell us the shingles are faulty and were installed incorrectly, that's another $10,000-12,000. Now the foundation needs $15,000 in repairs, and we paid extra for a waterproofing membrane. Finishing crew was incompetent at best. Upsetting to hear Mike Holmes is endorsing Guildcrest. Once the company has your money they couldn't care less about your home. The building process and after sales service has been a nightmare. Would give zero stars if allowed.

Interesting prefab home manufacturer. Impressive quoted delivery times. a bit pricey

The challenge Guildcrest accepted in building our home is that we designed it while we were still living in Hong Kong. They delivered on every detail and spec. Naturally, the energy efficiency of our home is fantastic, something we enjoy tremendously. But probably the biggest advantage for us, building in a remote location where typically, trades people disappear to enjoy hunting seasons and building materials are left exposed to the elements for long periods, was that we wanted to start enjoying our retirement home in months, not years! Problems? Yes, of course there were, but every single one of them was resolved to our satisfaction. I highly recommend building with Guildcrest.

This is our second modular home the first by a big prefab company in Quebec, and the quality of the home and professionalism of the Guildcrest team is far superior. Not only did they allow us to submit our own design plans for our custom home but they worked with us from day one to ensure it was exactly or better than what we had planned and at no extra cost!

We visited our house while it was being built in their factory and got to see the workmanship that goes into each and every home they sell. While there were some small details that needed attention post-delivery, their entire team worked to ensure everything that remained to be finished on site was to our satisfaction. Being involved from the start meant we had no surprises and anything we found less than satisfactory all small details or issues with fit and finish were fixed promptly. By the time we had our final acceptance visit with Guildcrest everything was 100%. We are thrilled with our new home and thank both Sean and Krystina for their continued involvement through the whole process.

We definitely recommend Guildcrest for workmanship and coming in on time and budget. We encourage anyone who may experience dissatisfaction to speak to them before, during, and after the house is finished, as they WILL make it right .

Good quality for the most part but over priced and poor service.

I purchased modules for my home from one of their distributors. I was the general contractor (I work in the construction industry). My experience with them was mixed. This is not the first time I have build with modules and not my first build.

Pos
1. Modules were quick to construct. It took 2 weeks to get the modules done.
2. Sales staff were easy to deal with. Factory, not so much.
3. Structural quality is better than stick built.
4. Insulation quality was better and there was more of it.

Neg
1. When I sold the home, the buyers complained about the installation of the crown molding saying that the finishing wasn't great.
2. The price is far, far too high for what you actually get. This also includes additions. I wanted 18" x 12' addition to a bedroom to not make the house so bulky (most designs are square and their modules are based on existing designs). They charged around $1250 for that
3. They don't paint the doors. The interior doors are primed. I wasn't informed of this until the modules arrived--not fun to paint doors. They could have been spray painted in the factory and I would have paid for it.
4. I cancelled $100,000 worth of work they could have done because they didn't have the selection I wanted, local contractors were lower cost, the time to get the work done with their contractors was far too long, or I was doing the work. Tied to this was the plans. We had the first draft back in two weeks, made very minor changes and then once I took the $100,000 worth of work off (no change to plans), they delayed the plans by 6 more weeks and put me at the bottom of the list (or so it would appear). We were delayed by a month moving as a result. I repeatedly called to find out what the delay was and it was always "the factory has it and they are working on it." Sorry, but if I change plug locations and add electrical plugs in the kitchen, that doesn't take 6 weeks. I felt they were putting me off and there were always excuses. I had much faster and better service with stick builders.
5. They tried to tell me that my foundation was out by over a 1/4" across it and they would have to shim it for an addition cost of around $1500. Once the modules were on, I noticed that they didn't need to shim anything and the package of shims remained untouched and things fit fine. I pointed that out and the response was "ya, I guess they/we didn't need to." A package of shims is $20. Had I not noticed, I could have been charged much more.
6. The finishing after the modules are in place took several weeks. They told us at the sales center it would be about 2 weeks. My prior experience with modular firms was 2 weeks. It took 4-5.
7. The floors between rooms weren't level. This is any easy fix through either sanding (if the floor is plywood) or adding a subfloor of thin material--about $100 in material and 2 hours labor. For one of the floors, the finishers sanded it and had it fixed in about an hour or less. After they left, I noticed that another room wasn't level. I called the firm about it and they responded "you are installing your own flooring, it is not our responsibility. We would do it if we were doing the flooring".
8. As I had a local heating company doing the furnace install (in part because I wanted a specific contractor and local warranty), I received a call a week before the permit was to be applied for (after they had the plans for 5 weeks) and told me that they wouldn't use their designer to finish the blueprints for HVAC because they weren't installing it. I had to rush to get a designer for $650 to do the plan right before submitting for the permit.
9. Misinformation is also present about packaging land purchase with modules for financing (they can't actually do this at a regional office which Ottawa said they could do), what they are actually able to do (e.g., you have to pull permits), payment for their services is 25-100% more expensive than local services.

Overall, I wouldn't use Guildcrest again.

I absolutely love my Guildcrest Home! We were able to completely design our house from top to bottom, and we were delighted with the vast selection and quality of the decorative touches available. They even helped us deal with all of the complicated building requirements from our Township. All the Guildcrest staff was very supportive, knowledgeable and pleasant. I highly recommend Guildcrest.
