I have lived in Tern Bay for a few years now, and I can honestly say that the homeowners association is average at best. While they do a decent job of maintaining common areas and enforcing community rules, there is room for improvement. Communication could be better, and some of the fees seem a bit high. Overall, not bad, but not great either.
