We initially approached Else to write up and negotiate terms on a new lease for a new business venture in 2017. I was very upfront and on two separate occasions in writing did I state I wanted to make it clear I 'did not' want to commit to their full fees until the construction project was agreed on at the premises. For the main reason that the proposal of occupying that premises rested on the fact we could afford the costs involved in renovating the premises.
After many months and three contractors later we came to the conclusion the premises simply required too much work for the budget we had. So we had to abort the idea altogether and continue our search for premises else where.
We informed every party involved, including Else Solicitors. However this is where it took a turn for the worst, as Else demanded the full lease fees as a 100% abortion cost. Even though I was upfront and honest about not wanting to commit until the contractors budget was completed and agreed on. This is simple stuff! Who would commit to a lease before working out if the set up costs are affordable? Clearly Else either don't grasp this concept or simply couldn't care less about anything but money!
Avoid at all costs and go 'Else' where. Excuse the pun.
