Tupelo Ridge Apartments in Warner Robins, Ga is a newly developed property that started leasing October of 2020. Majority of the tenants if not all are black. The property units has ongoing water leaks & building structural issues and has an active infestation of mold, bugs (spiders, roaches, huge wasps nest) & rodents. They property manger bought cheap paint from Lowe s to paint and cover over the evidence of mold in another tenant s unit instead hiring a professional to inspect and treat the root of the mold problem. I complained to the property manager of an earthly, damp and rusty water aroma coming from inside my unit over one month ago and since then have learned that other surrounding units are infested with mold. The property manger ignored my concerns and signs of mold and denied having anyone else to complain of mold. The property is not properly funded. We have went several months without a maintenance person and management refuses to hire pest control to come out and treat tenant units upon request or in general. The trash areas are unkept and filthy, I am even hesitant to throw away my own trash at time. I literally have to step over trash to throw away thrash and that s disgusting!! Our apartment complex doesn t even have a entrance sign to let people know the name of the complex and it s been up for almost one year. Calls & emails to corporate are ignored and not responded to. The property manger constantly lies about everything and discloses other tenants personal business to one another. Tenant notices are plastered on their doors displaying personal information for the entire floor to view. Each unit were supplied with a set of washer & dyers that don t work properly. Dryers continues have water leaks and lent filter fills with water, which could be a fire hazard. Property manager told me that I will billed after I requested to have a ticket put in to have the dyer inside of my unit maintenance (even though I am not the owner of the dyer and it s under warranty). The units doors leafing outside aren t completely sealed leaving large gap openings which causes units to fill with high humidity and later promotes mildew. The property manager blames tenants for the mold problems and doesn t acknowledge the conditions of the poor building structure it self. He told me that one of the walls in my unit had 100% moisture but refuses to repair the wall or dehumidifiers for my unit because it s too expensive . Vents in the ceilings have leaks but aren t inspected for mold. The property manger will not accept my plans to repair & deduct where I hire a certified mold specialist myself and deduct the out of pocket cost from my rent due. He refused my offer and threatened to evict me if I didn t pay rent for this month even if my unit is unsafe, uninhabitable and my infant son & I are having to live with close family members since I have evidence of the presence of mold inside my unit. The property manger proceeded to call the authorities on me after I politely confronted him about the mold infestation issues within the buildings and has verbally told me that he will stop me from coming to the office to draw any further complaints. Corporate never want to hire certified professional technicians. They only rather use their own inside people to come out and fulfill work orders only after receiving multiple and repeated complaints at a time. Wilhoit Properties does not care about their residents! all they care about is increasing rent and receiving it on time. I was even forced to take a market rate unit at the time of applying and I have been over-paying $195 every month on rent since November of last year. When at the time my yearly income was under the income restriction limit. The way they treat people is sad shamed.
