Did neither confirm in their report whether an extension at the property I was purchasing required planning permission, nor enquired with vendors to clarify, she just assumed it did not. Vendors also missing building regulations certification and they offered an enforcement indemnity insurance in place of this. My solicitor did not advise that the assumed permitted development (i.e. not subject to planning) has no need of indemnity insurance because it is exempt from enforcement action to comply building regulations. My solicitor also told me she couldn't request the vendors test the services pre-exchange or completion. Poor service throughout and the complaints procedure is a joke. Not recommended for conveyancing.
