I am writing to inform people to be careful with this company. It is very disorganized and misleading. I believe that I was used to get the companies numbers up for the year as they almost made me lose the opportunity of obtaining a home. They charge for classes (they do not always inform you of this before time), I was with the program for a year while renting. I owned a home before and they knew I was Not a first time home owner and I did not qualify for that type of assistance but I was eligible for other down payment assistance (I was told). I wanted to be ready to obtain a home by the time my lease ran out at the time would have been a year and a half. Unfortunately when I started to ask questions about when can I start looking for a house. My counselors reply was very vague, at this time I became suspicious and found out by my broker I was ready to buy a home in the time frame I needed to before renewing my lease. My time was almost up and prosperity tells me it's going to be a few more months after my renewal of my lease before I can start looking for a house. My counselor could never tell me how much assistance I would receive. I ended up paying over 1,000 on a month to month lease. This entire ordeal was very stressful. I found out that My was incorrect about a few things leading the owner to step in and to review what we've done in a year's time. I had to use my 401 k to pay for my own down payment and closing cost to find out after a year of working with prosperity that I was not eligible at all for the program because I was over income. I was gravely disappointed in the program and wondered how many others did they do this too. Thank God I knew What to do and followed my gut or I would have lost the opportunity of getting a fabulous home in a great location. I pray that others who will go through this program please please do your homework before letting them pull your credit. This program tells people that an inspector is not needed. Yes they are! Make sure you have money on the side incase this program drops the ball or all of your hard work is for not. I have met with more people that were not as fortunate and were told at the last minute that they needed an inspector and that the grant money has run out and that prosperity can not assist with the down payment assistance. Beware and do your homework! Stay with House Charlotte, Habitat or other program that have good ratings. If they refer you here please tell them to STOP!
