Review of Pillar appraisals
Avoid if at all possible
If you see the name of this business or person on your appraisal order, buyer beware. We encountered this gentleman and his business during a real estate transaction and his work nearly killed the entire deal. He does not recognize what are considered industry standard construction efforts and deducted $20,000 for what he perceived to be a 2-car garage rather than a tandem 3-car garage which is very common in Florida. After more than 2 weeks effort by our relator, providing the builder's records stating a 3-car garage, another appraisal from 2021 stating a 3-car garage, and consultation with some of the largest appraisal companies in the State who all considered it to be a 3-car garage, we ended up renegotiating with the buyer who ultimately had to pay above the bogus appraisal price. Also, there were sales of similar houses (same builder) in the months prior who all had appraisals documenting a 3-car garage (that were also tandem), but none of those were considered nor accounted for by this appraiser. Not only did he include a deduction, but he completely refused to give us ANY consideration for the 1/3 of the garage in any way and his overall numbers appeared to lowball the actual market value of the home. His demeanor from the day he showed up to do the appraisal (where he parked in our driveway unlike all the others associated with the home sale who parked on the street) to only spending 15 minutes (as captured on our cameras) at the house, to his attitude at our appeal of the appraisal left us feeling that the quality of the work and ultimately the appraisal report by this person were subpar. In today's real estate market, one would expect consistency among appraisals and a willingness to reassess and admit mistakes given tangible proof to the contrary. This company and individual were not willing to do either.
