If you have not heard about Wally Tingley and/or Paula Brown at THE Title Company, then you must be new or only handle cookie cutter transactions. This team has over 50 collective years of real estate closing experience encompassing a range from small, subdivision homes for first time home buyers to complicated land carve ups with commercial seller financing. I have been licensed in three states over 30 years and I used to own a title company In Maryland so I know what hoops they go through to complete Realtor/consumer transactions on time and accurately.
If you are a consumer, and your Realtor has never heard of them and tries to push for some other closing company, YOU should insist on this company. Your Realtor may lack enough experience to discern the differences in title companies. Sometimes agents just do what their brokers advise and end up at favorite places that are NOT as experienced as THE Title Company.
Last year, another WELL KNOWN popular title company refused, at the last minute, to insure old, expired deed restrictions in a transaction worth $700,000 to my Sellers. The Buyers had insisted on that title closer due to a family member working there.
That title company closer said the wording of the expiration clause wasn t sufficient. IN THEIR OPINION. I ripped that closing away in one second and placed it with Wally (attorney) and Paula who decided the wording was insurable.
Their common sense approach to real estate plus their ability to make FAST decisions plus their extreme experience, make them my ONLY choice for my Buyers and Sellers who have NO IDEA how critical a closing company choice can be. They don t just shuffle papers and get signatures for lenders.
We closed that last minute file ON TIME and accurately. The Buyers in that transaction learned to pick an expert when handling hundreds of thousands of dollars. My Sellers tell everyone I am a hero and send me many referrals.
