PROSPECT LEASERS BEWARE! Don t let them fool you with a virtual tour, in-person tour, or a friendly face. I lived here for over a year, and my experience was T E R R I B L E. I was extremely happy to end my lease and decided to inform others of my experience.

This isn t my first apartment in ATL, but it s definitely the worst. First, off, this place is too expensive to be so UNSAFE. There are FREQUENT car break-ins, constant yelling/arguments from corner dwellers, and mgmt really doesn t care. I ve seen the craziest stuff outside my window! Someone was SHOT at Intown Market on 4/13 (which is below the complex), and there was a high speed chase last year ending with a truck ramming right into the building.

There s only reactive solutions to crime in the complex. There aren t cameras in each deck, security footage isn t monitored, 911 doesn t have a quick response time. When the access doors for a building broke, it took over 1 week to get fixed. During that time, we were told to keep the doors propped open. Mgmt claims they ve increased security , but all they increased was rent. We have no idea who monitors the building, and I ve only seen this 1 person near the leasing office and top parking decks.

Average amenities, elevator works intermittently, and consistently dirty halls/stairwells. Daily scents of dog piss, garbage, and smoke everywhere. You'll see trash outside apartments for days at end, and this causes problems with smell, roaches, and ants. We pay an additional $30/m for valet trash with 20 different rules, and they don t even separate recycling between the dumpsters outside. The only time concerns are brought up to residents is when mgmt can't lease vacant apartments. Pipes under building 3 bursted in March 2020, causing a huge sewage and water leak right next to an access door. Took them 1 day to notify us and about 2 days to clean up.

Maintenance shows up whenever (supposed to call each time) with cheap fixes to real problems.. sometimes they'll ask about the issue as if the request was never read. My apt had water spots on the kitchen & bedroom ceiling, cheap paint to coverup previous holes, and a rotting balcony that warped the door opening. They had someone (in plain clothing) assess the damage once, but no repairs were ever made.

Poor staff communication led by a rude manager. Residents were frequently sent poorly written emails about parking violations, APD threats, food discounts, and requests for lease renewals.
