They have not gotten us 1099 forms from the year before and it is in the March now. they didn't do any of the maintenance things they said they would do. they did manage to charge us quite heavily though. they have a billable hours model where they tack on education to anything that they need to get extra money from the owners. That is an addition to a flat charge for the management fee. They used paint to fix a water leak.
